I'm hoping someone can please help as I'm struggling to find a solution

I've a 4 year old house and the system was fitted as new.


It has a large water tank and an expansion vessel however every morning I'm woken up to the sound of water dripping through this fitting as shown below. This value is located just below the pipe on the far right from the picture above.


The dripping is really fast and really loud and can't be good for the system.

This only occurs in the morning and sometimes in the afternoon and you can see from the picture taken at 18.35 today that there is a drip forming.

I've had several Gas Engineers out to look at it but none of which seem to know what to do so I haven't been able to sort it.

they've said that a valve elsewhere in the system "might" be the problem and have quoted me £100's but with no guarentee of success.

One of the staff associated with the housebuilder suggested it was the expansion vessel which needed to be pumped with air (or have air taken out, I can't remember which) and that would solve the problem but when I've mentioned this to various engineer's they've disagreed?

This has been going on for the last 3 years and I really don't know what else to do.

I live near Chester in North Wales so I would welcome and suggestions and offers of help from a qualified engineer.
I can post more pictures if easier.

Hi. You have an unvented hot water unit and it requires servicing once a year with a G3 qualified plumber. It is the law that nobody else installs or works on it.

Thanks for the quick replies, none of the engineers said they couldn't work on it and I have my boiler serviced every year but the problem is trying to find an engineer who knows about these types of sytem.

I note the comment about reducing the water presure, what would that do to the shower experience would it lessen the pressure that comes out?
 
If the man who does the service hasn`t a clue then sack him! Your system is pressurised and can be dangerous in the wrong hands.
The onus is on you to check that they are qualified.
 
A proper service would find any problems easily.
If your (I hope G3?) plumbers can't pinpoint the fault and fix it themselves, then get another plumber that can.
Those units are potentially dangerous, but it isn't rocket science to an experienced unvented qualified person

Very common and easy fault

But needs sorting by a G3 engy
 
Thanks sorry I should have pointed out the person who services the boiler hasn't serviced the Cylinder. I'm looking on the GS register now for someone who has Unvented G3 experience

That doesn`t stack up, it`s all part of the system, don`t let that guy back.

Reducing the pressure is not likely to be a solution.
The pressure is supposed to be ideally at what the manufacturer states.
We can't put on open forum any advice on installing or repairing unvented units or their controls.
Any idiot could then read and mess about.
Only exception is on any air bubble units air gap replenishment.
Plenty of G3 plumbers who can easily service that unit and for low cost.

Gutted, really would like someone recommended, I'm happy to pay extra if there's any chance you could fit me in or if you end up with a cancelation?

I can't guarantee anything but fire us a pm over with your name and number and I will try to maybe, a long long shot if I finish early on a job but keep looking for someone in the meantime
