Hi

Looking for some advice please. I’m a home owner of a new build home less that 1 year old. We have had an ongoing issue with what I believe is sewage gas building up in the loft space since we moved in but I could never quite pin point where it was coming from and it would be intermittent. Sometimes not really there and at other times awful.It’s been getting worse and I finally think I’ve worked itout. I got as close a pictureas I could of where I believeour Air Admittance Valve should be. I’m no expertclearly but does this looklike the Valve is actually missing from the top of thatpipe? Someone coming tolook tomorrow but I’m keento backup my argument.Thanks in advance.

Yep only if the loft is vented if it's not needs to go to outside
 
10 years is the nhbc structural warranty I think, I had exactly the same on my new build house a few years back but noticed the smell when we moved in and added it to my 8 page snagging list :/

If that black thing on the top right of the photo is a round vent then it's probably for the waste pipe to connect to.
Yes thanks! we have had some advice from a friend to say same thing. So will know exactly what to tell the contractor when they turn up tomorrow. The next door neighbour having same issue got told some rubbish about it being caused by The extractor fan I was damn sure I was going to be ahead of the game and TELL THEM what the problem is so they can’t fob us off too. absolute joke.
