Hi what is the water regs on a bathroom wash basin, at the moment it is fed from a storage tank in loft in an old property im not sure if it is a legal requirement to be updated to be fed from mains or if the tank needs updating to one with a tight lid and insect screen any ideas thanks.

It is ok to be fed via a tank, the tank should be suitably sealed though.

you would be surprised what you find when cleaning out a tank.

If you are happy with it t like that then keep it. You can buy a lid for it or make one. But if you do any work on the system it is good practice to get new cistern with bylaw 30 kit.

The taps once fitted onto the basin must provide the minimum "tap gap" as laid down in Water Reg's for AUK 2 does not matter if tap is fed from mains or cistern supply.
Basin must be fitted with a plug unless water flow is restricted to < 3.6 L/M.
