electric water heater

hi guys, just after some advice please. In a property (ground floor shop) we are managing there is no gas, just electric, but there is no hot water of any kind. I was looking at getting an electric water heater of some kind. i need it feed a sink in the utilities area and a separate shower as well.

Any suggestions as to what is an affordable option as I'm on a tight budget so do not want to go spending loads.
