I have a back boiler with a hot water cylinder and two tanks in the loft. Recently the Hot Water will not come on as programmed or if I use the advance button, even thought the light comes on on the programmer. However, if I switch off the Central Heating (using the advance button) and switch on the hot water I can hear the motorised valve turn on and I the water get hot, even if I turn the Central Heating back on. If I also programme the hot water to come on before the Central Heating - then I get hot water.

I have replaced the cylinder thermostat and the Motorised valve (with I good one I has as spare which was working when removed). Will appreciated advice on what could be wrong. Thanks
 
Rang a Boiler fitter I regularly use in North Wales and he suggested the 3 port motorised valve which I have replaced. Before that I thought of the programmer first and then the motorised valve. Will change the programmer sometime next week. (it was replaced 2 years ago - EIS - did not last long).

Is that fault something that is common?
 
Have replace the programmer and water and heating are working fine. It was definitely the programmer which was causing the problem. Thanks for everyone's input
