Hi,

I'm moving house (hopefully in 3 to 4 weeks), I am purchasing a 1980 3 bed property in Lincoln. It has a open vented system with combi boiler located on the wall in the kitchen and an immersion tank in an airing cupboard on the first floor which I think still functions o/k until I make my mind up on the upgrade.
I obviously need to upgrade the system but the choice is mind bogling. I've contacted a local plumber who would sort out a new boiler, 7.5W (I think he said), power flushing the system, plumbing in a shower over the bath, new rad valves etc.

I've also had an electrician survey the electrics and apart from a new consumer unit and a few minor things, not to much there.
I'm looking for a new reliable low maintenance system
What I would like to know is what sort of heating and water system should I be looking at? The property is a small 1980's detached 3 bed 1 bathroom, with a ground floor toilet but in the future I might try and get an on-suite or maybe just an extra shower in one of the bedrooms and I might look at a future loft conversion?
What about removing the bath (we are not a bath family) and enlarging the shower area or making it a wet room? Whar are the advantages/disadvantages.
The boiler is in the kitchen on the ground floor. Is there any benefit/advantage in having the new boiler on the first floor, in the airing cupboard, even though this will be more expensive, (new flue through loft/roof and extra runs of pipework)?

What I don't want to do is put a new system in and then have to make alterations or upgrades after decorating.

I'm use to having an immersion just in case of a boiler failure or gas fault outside of the property but is this now old school out of date thinking?
Any comments and suggestions with makes, models etc would be greatly appreciated and I will look forwards to your responses. And if any local firms would like to leave me their details, that would be marvelous to.

Hello George, are there currently two boilers?
the description of the present system doesn't add up.

if you like to have stored water with a immersion for back up that is perfectly fine.
the choice of a combi suits a smaller property like yours with only 1 bathroom. the incoming water flow and pressure would determine if a combi was a viable option.
the position of where to put the new boiler is dependant on various things that are only possible to comment on based on seeing the house.
if you put a post in the "looking for a plumber" section, someone local to you may be able to help.

when you say you have a combi do you mean condencing boiler ? As for upgrading your central heating system why?
If your unsure of your boilers condition get it serviced by a gas safe engineer who will tell you the performance and condition of the boiler, as part of the job you can ask the engineer to inspect the condition of your header tanks for soundness. I personally would not replace a correctly working appliance just because its old. I would try using a small firm on personal recommend not a big national company, as you will get the hard sell for a new boiler. If your thinking of changing your system as your renovating the house and making big changes then knock your self out and get at least two quotes for work.

I have seen in houses where a combi has been piped using an s plan doing heating and seperate hot water cylinder and the hot doing one hot tap e.g. A utility sink, is this a similar setup?

As many of you have stated. It's up to me to take my time get a few quotes and then make a desision on what I actually want.
I'm going to move into the property and live ther for a while and then decide on the best course of action.
