Undersized, un-lagged water main in a cellar

Hi

I'd like your opinion on this poorly installed water main, its fitted in a friends cellar. The old pub and bookies was recently converted to 4 flats and 1 terraced house.

The main is certainly unclipped and un-insulated but is it undersized? For a start I would prefer 5 separate T's fitted into the large 32mm pipe but even then, should the flats and house be fed by 5 separate 25mm mdpe fed from the road?

At the moment I'm quoting to lag the pipe, I'm thinking 32mm by 19mm wall, this won't be cheap!

I know! Its a friend though and the poor sod has just bought into this mess. The whole of the basement pipe work is a joke and will freeze if not burst in a few weeks...

That's easily put right though, for the right price 😉

The real question is, if I were to re-install it all would 1 32mm main be enough to service 5 properties, perhaps I should ask the water board?

In my experiance flats like this have always been fed off the street via a 25mm mdpe for each property but then you do get blocks of flats with 32mm risers.....

63 or larger. I would like to see a 225 riser with 25mm saddles but that's not happening

So the existing main is definitely undersized? I suspect they have used the old commercial supply to the pub and just cobbled this together.

Bad news for my mate who owns one of these properties, looks like they will be digging up the front yard to supply 5 new 25mm mains.

32mm should have no problems if it was piped right.
The 4 flats from a 22mm speedfit "might" not be.
Couple of years ago i was doing mains replacement with scottish water and we were running 32mm to feed 4 houses to their spec.

Have all the properties been sold ?
I would have thought if newly done the water board would want it sorted maybe your mate should start with water company and building control might be interested too as cannot see a lot of infulation for that new flooring but I coud give them the benefit of the doubt and guess all insulation is above ?
Quality conversion that one if basement is anything to go by !

Just remember....if you touch it - you will own it.

If you don't repair, as required by the relevant authority, it will be your name on the job.
You will be the person people will be contacting / chasing if there are any future problems with the water supply after you alter any pipework.

the wata board wont do a calculation, they will use a table or guess at best unless its big new main for a new street. done plenty of houses with 32mm mains and the board have sent 15mm water meter + fittings and refused to even send 22mm out. They do what they want.
