Ball park figure for plumbing in an extension

Can anyone give a ball park figure for plumbing in an extension to a three bed semi. The extension is 2 bedroom upstairs and 2 rooms downstairs. Also a mimute downstairs toilet with small corner washbasin downstairs. 2 rad up 3 down. A flat roof extension will be flattened so a 1 yr old boiler from the existing utility will be disconnected, the pipework secured, Then reconnected in a new garage and the 5 rad and pipework fittted. Additionaly a multi fuel stove is connected to the hot water tank and a Dunsley heat exchanger will be fitted.

I have just quoted on an extension , bthroom change over , plus 2 downstairs toilets, move boiler plus few other bits bobs sub £2000 .
 
Reading through the above list and without seeing it i was thinking that it would be over 6K +vat supply and fit. Every firm charges different prices for the same type work and it is up to you to choose what you want for your money and who you want doing it. Did you get a quote or estimate before the work started?. If you didn't they can charge time and line which can mount up quite quickly. Any alterations, hold ups etc on the scheduled works is also usually chargeable so your final bill can depend on many things.
Eco's figure is on the cheap side even for labour only.
 
Why didnt you get a "quote" before the work started?

I agree with tamz no way would it be around the 2-2.5k someone else on here stated. It would be ALOT more.
 
The extension was finished in October and the plumber has been coming back ever since to try and work out why it wasn't working as he had never fitted a Dunsley before, though we agreed then that he was 'correcting ' his work rather than still working for me. He even had his dad in for a whole day and that didn't help much either. The remaining problem is that the central heating pump doesn't kick in when the system is on multi-fuel stove only. The plumber came as part of the team with a highly recommended builder - and the builder has been fantastic- but we've had to pay the plumber seperately. I've paid half the money. My wife thinks we had a quote from the plumber for £9000 for our plans for a twice the size extension which was turned down.
 
Plumbers charge (depending where you are) say £175 to £225 a day. 1/2 day for fitting a basin or WC. 1 day for a bath. 1 day for shower tray and screen. 1/2 day for 2 radiators. First fix anything from a day to a couple of weeks or so. So work on a day per radiator and a couple of days for the bathroom.

Radiators cost about £150 including valves. Pipework, materials and fittings around £100 per room but more for the bathroom.

It is so hit and miss quoting/estimating without seeing a job and the prices/times I've suggested can easily be contested by other plumbers. Someone who predominately fits bathrooms will say my timings are too generous and someone who installs central heating will say you can fit 6-8 radiators in a day.

Hopefully, this will give you an idea. And remember it can take hours and hours to create an estimate so the hourly rate of time on site might seem more than normal. Also remember that it costs a fair amount of money being a plumber (Gassafe membership, public liability insurance, wasted diesel, etc).

So 5 days for the radiators = 1000 2 days the toilet = 400 5 rad 750 pipework 600 toilet + washbasin were somethjing like 600 despite protestations beforehand from my wife thast she was happy with B+Q's £60 jobs. Another day fitting sink in garage. Say 2 days for reconnecting the oil boiler. There was a new water tank (140+vat) + the dunsley heat exchanger (300) add an extra 2 days for these I'm getting around £5000. The £5 he's had seems OK without another £4 on top.

Not CIPHE, but yes.
If they are registered with a official trade body they may have a complaints procedure and arbitration process.

When you say you think you had a quote for the original plans which were for an extension twice the size, do you mean bigger rooms or more rooms? Room size would not effect the price too much as it would only be a bigger rad with much the same work involved.
At the end of the day, you employed someone without having an indication as to expected costs. It is irrelevant whether they came with the builders or not. As you were to pay the plumber directly your contract is with him not the builder so it is up to you to ask for and accept or refuse the quote. If no quote was given it beforehand, a 20K final bill may be seen as reasonable.
You should ask for a breakdown of the invoice as it would be best for all parties if you could reach an amicable agreement as you are in no way guaranteed a result in court going by what you have said.

Your guesstimate above is irrelevant too.
 
I will also add if a bathroom has been first fixed correctly I would expect my apprentice to take a lot less than 1 day for bath. basin and wc! 6 rads in a small extension should be hung and piped in a day.
 
I might add that all the electrical work associated with the re-installing of the oil boiler and central heating. thermostasts etc were done by the electrician who wired the extension (and therefore not priced seperatley).

Your problem with the pump on the multi fuel is his problem then, not the plumbers.
 
The plumber came back just today and changed Honeywell thermost for a Draytek PTS1 thermostat - I think it's the anti boil stat, but It has started working - maybe I have to get thwe stove so hot we sit in our cozzies?
 
It is a Drayton.
The system should ideally have 2. A high and a low.
Don't expect miracles from stoves. Their quoted heat outputs are for optimal conditions using the best grade fuel. Normal use will be well short of their figures.
