Dear all

I'm in the process of buying flat (floorplan attached) on the ground floor of a 1930s built council estate in London.

It needs totally stripping out and refurbishing, new boiler, kitchen and bathroom, and seen as I'll be starting from a blank canvas anyway, I've got a few alterations in mind.

I'm exploring the possibility of knocking through the wall between Bedroom 2 and Living Room to create a large open plan living space.
I'd then like to move the kitchen and boiler into this living space, against the left (west) wall. I could then turn what is now the kitchen into a second (spare) room.

The flat has concrete flooring. As the sink and washing machine are now on the top, north side of the current kitchen, I believe waste goes out from the front.

Bearing the above in mind, could anyone advise what area of cost I should have in mind? I've a builder friend who can do much of the labour relatively cheaply but aware that I'll need to seek building permissions and whatnot.

As a rule, to prevent price wars on the open forums, we don't discuss prices, so it's best if you phone round a few firms for quotes.

Remember that if your builder friend goes anywhere near that boiler, he must be Gas Safe Registered or he's breaking the law.

I'm not after a quote per se, just a rough idea of the region of cost that I might be facing.
 
I'm confused as to why you're asking this, to be honest. If your builder friend is going to do this for you at mates' rates, then any price given by another plumber is going to be higher.

Thanks James, but it's a forum rule not to discuss pricing here. We can help you with the do's and dont's, the why's and why not's and help with everything else except gas advice and pricing.

You could post your job on Rated People for free and you'd get 3 quotations from firms.
 
i very much doubt you can do what your proposing as the drainage will be situated at the end of the flat where the existing bathroom and kitchen are .Depending on where the existing heating pipework is moving the boiler probably isnt as hard you dont give an area where the flat is i cover most of north and east london
