You really need to ask the neighbours point blank if it's them.
I would suggest asking if they can have a night where the hot water is off.

I've noticed the pipe is leaking more now the weather's got colder, and the vibration is worse during the night and at weekends when people are home.
Because I've only been reading this thread fer about two days and it's irritating me as much as I imagine it's irritating you, I'm currently working 7 days a week but willing to come down Sunday to look and sort it, if Yer interested I will pm you my phone number

Appreciate the offer. The problem is getting neighbour cooperation as it's clear it's not coming from my own water heater, I needed to have a valid reason to approach any neighbour's. I'll not post anymore unless I have a tangible update. I appreciate everyone's help so far, it has actually made a difference.

I'll keep you updated, meanwhile I am wishing and praying that as this has been going on for a year, someone's boiler will break down completely soon.

I get your point. It needs sorting though. At one point I thought it sounded like a PRV discharging. You know when someone leaves fill loop open or when they're always open to water main pressure like an unvented cylinder would be.
My thoughts were that if the water pressure is just below the PRV spring pressure/tension, it would be fine through the day but when water pressure increases through the night, off peak, it might just be enough o open it and you know how they bang and vibrate when they're at that point. They keep releasing and slamming shut again. Plus I am sure I remember discussing water coming out of a pipe outside before.
As this is still going on, I presume it isn't that. The funny thing with this is that no-one else seems bothered by it which would tend to indicate that only Rachiex can hear it.
It must be driving her nuts.
