hello all , this is an advise request to only the most skilled and experienced ......im new to the forum and wanted to ask you guys about domestic auto filling loop. I have a job to start next week and the basic problem is a greenstar 24jnr fitted in a commercial building used to train hair dressing, they complain of intermitant hot water- caused by low pressure. easy fix, accept no-one wants to fill the system. in the past (whislt working for a firm under there direct order) i would fit a presure reducing valve and set the pressure to 1.5 bar and leave the isolating valves open, untill the leak could be found. this is an obvious water reg breech.
i have searched the net and found there is now a few different manufactuers selling similar products (water reg approved) for £200 (arrow valve, caleffi, etc)
my question is what kind of response would i get from the water board if there was an investigation.
i have ordered correct valve set but also have adjustable PRV's in the shed ??
 
find the leak simple,putting fresh water constantly into a sealed system will quickly cause the rads to fail bright orange water anyone?
 
You will have to use an rpz rather than a prv

But the cheaper option is a pressurisation unit. Still about £400 thou

To fit an rpz you need a special ticket and tell water board. Ad have it serviced by a special person with a ticket every year

For a pressurisation unit speak to BSS of pipe centre

But really you need to find the source of the pressure loss if it's that often

system is dropping pressure every 4-5 month , nothing out the ordanary , its just the girls do not want to play with the boiler or pay for a callout to up the system. also no men on site
 
this way i my eyes is a copout and what a pro wouldnt do.
its a quick fix and not for the benefit of customer,
find the leak

as i read the regs this device is fine to use because the boiler output is under 45kw and so classed as a fluid category 3 risk and will not fall under commercial regs
 
what about it wrecking the system and boiler though? not doing your customer any favors in the long term
 
when you say cop out can i assume your just a domestic newbie, i have been about my friend and believe me i have wasted enough time looking for leaks that dont exist, the problem is evoporation and microleaks and the fact the boiler is the highest point of the system. combine that with a work force that will not take responsability for the maintance and thats the problem.
 
do you really mean to tell me you have heating systems where you come from that dont drop pressure ? im not talking about a week here . does that mean you put inhibitor in the system every time you get a customer call you out to a 0.5bar fault ? please guys , a little sense

the problem is john if you put water into a sealed system every few months you induce oxygen then you oxygenate the water causing rapid corrosion,what makes the leak so hard to find in this system?

its a commercial national company and believe me they have a different out look to home owners.
your quite right about the leak sealer- only good for cast heat exchanger !! is dancinplumba angry ?

no steves just highly strung and does not like leak sealer LOL,at the end of the day your just asking advice i am sure steve can note this you know what plumbers are like though we can shout swear or just give advice and its friday so everyone's stressed welcome to the forums john
 
It works in any system but some manu's (particularly those using giannoni exchangers) don't like it as their water ways are small enough as it is.
 
hmm! is this normally mentioned in the m,i's in the bit you dont normally read or is it 'just dont do'?

Just for the record, I have a few systems on my run that only get topped up once a year. Granted, there is only a few though.

For the odd niggly leak I have also used leak sealer on combis with great results.
 
gents, the valve worked a treat. for all self diagnosed '5 star, manufacturer recommanended, this list that list top plumber.' The bottom line is- treat every job on its merit and consider an engineers judgement to be a fair representive of the site conditions. lets be honest ..... you see allsorts.
ps the girls working in the hair and beauty would have made any rubbish job worth it 🙂
