Hi Guys

I have a Baxi 105e Instant Combi Boiler its a bit like Triggers Broom i have changed almost every part.

when using hot water downstairs it takes forever to heat up, no problems upstairs.

when water downstairs eventually gets hot it dosnt last and will run through cold and again it takes a long time to run hot

Any Ideas

Cheers

Hi GOSHAWK ... Changed every part, that must have cost you quite a bit in time and money eh? Sounds like you've still got the right one to put on maybe?

A qualified and experienced gas safe engineer, familiar with your appliance and repairing them, should be able to save you "broom" and pocket I'd guess.

Simple tests will determine the vicinity of the fault. Not getting too technical but knowing temp diffs, flow rates etc. can tell you a great deal. By the way, the tap in question that is not getting hot isn't by any chance thermostatically controlled is it?

Alas going into detail regarding fault finding in the boiler is for gas safe engineers to discuss in the appropriate forum. If you're gas safe then gain access there and more technical info can be shared.
