Hi,

I am hoping someone can advise on my boiler problem. I have a 5 year old Baxi condensing boiler. Recently the central heating fails to come on sometimes. Hot water is always working. Some evenings it comes on and sometimes it doesn't. Occasionally by putting on the hot water to constant this can kick the heating on but not always. When water is hot the heating will go off. The Honeywell stat is 2 years old and is set way above room temperature but doesn't activate the boiler to come on even when increasing it to 25c. I have reset the boiler and switch off and on at the wall but no lights were present on the boiler last night. You never know when it's going to work. Has anyone some ideas of what it could be and the associated costs to get repaired.

I'm assuming you have a hot water cylinder my guess would be a sticking two port or three port valve or not fully making micro switch. I'd get out a heating engineer or a knowledgeable sparky (many claim to understand heating but don't). You might get away with a new actuator or it could be a whole valve
