Combi Gas or Electirc hot water buy to let

Hi all. Need some advice
I’m in the process of modernising a small 3 bed terrace single bathroom house. I’m looking to rent it out once complete,
it has no central heating at all, a small 1980’s dead boiler for hot water. So clean slate.

do i go classic combi boiler for heating and hot water or may be something electric only, smart radiators and a direct unvented tank.

Gas has some yearly maintenance issues, plus any government strategy to remove gas is bound to hit landlords first.

any advice gratefully received

Unvented cylinder has annual service requirements. If you have mains gas then a combi.

A combi is the most cost effective route , electric would be to expensive to run 👍kop

Electricity is more than five times as expensive as gas on my tariff: Electricity 20.67p/kWh, Gas 4.01p/kWh.

Switching from gas to electric would produce a worse EPC because the EPC rating is based on bills.

Until there is a surplus of green electricity, switching from electric to gas may approximately double CO2 emissions:

• Modern gas boilers are about 90% efficient (based on gross calorific value).
• Combined cycle gas turbine generators are about 50% efficient (based on gross calorific value).

anything I can do to future proof?

i did read somewhere it’s worth going up a size on radiator, if ever swapping to a heat pump years ahead the heat pump needs a bigger rad than gas?

If you can get a decent boiler that will do it, you could already run larger adiators at lower temperatures and improve boiler efficiency that way.

You'll be good for ten years bud Viessmann are H2 ready most of the big manufacturers have their own H2 ready boilers the plan is to roll out a 80%Methan -20% Hydrogen mix to lower co2 emissions .

No, its not like that. Get rads sized by installer. Dont get a cheap boiler install - often voids warranty.

If you are planning on a heat pump the talk needs to happen now as pipes and rads need to be sized correctly
