Got called to a house today about 3.00pm (just got home at 8.00pm) I was on another job. Customer says LF fault on boiler (Ideal Icos) so on the way home I called into merchants picked up the usual stuff for this - dare I call it a boiler.

First things first Tightness test or in this instance have you got any gas test

New tenant new token meter

I have travel nearly 60 miles to tell the tenant she had no gas😡
 
after traveling 60 miles bet you haven't much gas left either 🙁

Hand this a few times with new tenant,when land lord or agent has not told them it was a pay meter,very annoying,I usually put invoice in for purging pipe work and re commissioning boiler to cover my time,as if you put,ran out of gas ,everyone starts blaming everyone else and it is always me on the losing end.
I also keep a list of all the properties I do gas checks on with pay meters,for future reference
 
I did not charge her any thing as she is the tenant in a property, I do work for the association who own it.
before the end of the month there will be an invoice for 2 hours plus travel.

In money that works out at 150 + vat
 
i have had experainces like what you have had,it gets beyond the joke,when some of these tennents think they can call you out at whim,mind you it depends how you look at it,nice earner, or pain in backside,
i started telling them ,they would be liable for charge,because they had,nt topped up meter,these pain jobs soon stopped
 
know exactly how you feel tenants are a useless bunch(well most are)they wont get up,wont ring you back,wont stay in,and some dont have gas or electric when they know you are calling to do a service and its never there fault they have run out of gas stupid sods

i remember going to a new property to fit a gas cooker,the guy had just brought the house,asked him where the gas meter was,to which he could not answer,anyway i found the meter box and opened it up to do a tightness test only to find someone had nicked the meter😱some cheeky people about😎

you are bang on to do that, and it isnt your problem but may be worth a chat the HA about, as a new tenant with no gas, was a safety check done when she moved in to confirm all was ok, the reason i ask is that as the quantum meter had no gas it is possible none was done (it is also just as possible that one was done), but new tenant and no gas could = danger, could get you more work if their procedure isnt up to scratch and you highlight it (ok you can dream)
 
i cant see how token meters can be considered safe as its normally the tennant who is going to be purging the gas supply after the tokens run out
 
I'm still learning, so bear with me ...

If a tnt runs out of gas on the pre-pay, I curious how purging would be required as I'm unable to see how air would be introduced into the system.

I would like to understand tho ...
 
i agrre there never thought about that.wonder what gas safe views are on the subject of pay meters
 
i dont think air can be entrained into the system unless the installation piework\appliances arent gas tight. i would think the gas shuts off at he prepay and the pipework remains sound. if there was a minor leak once the gas escapes it would replace with air n would need purging. thats my view. it is a good topic though.
 
It doesn't need purging as there has been no break in the supply but strictly speaking it does require a tightness test as there has been a complete loss of supply pressure 😱
