went to do a landlords cert on a boiler which has been maintained by a big local company for last 5 years..


baxi solo2 BF fitted in a non connected garage, with pipework going above gate in a diy boxing of wood and the some 10mm lagging on it, thought OMG how does this not freeze. anyways closer inspection of pipe work realised the pipes go through outside brick work then up the void about 2ft to get to floor board level and then connected to rest of the system, quality or what!

next thing poped cover off the boiler and noticed overheat stat briged out! capped of ID and quoted for replacement,

would you riddor or not? has had a safety cert on it for 5 years!
 
It still has a vent pipe and boiler stat, although whoever left it like this needs a kick up the.....
I personally would not ID it, I like to think of us as doctors in the respect that we look out for each other unless you come across something you feel is totaly unaceptable (linking out oh stat is borderline imo) others will disagree and say, ridor it. Mabee let the company know their engineer passed a llgs with it linked.
At the end of the day, you are the engineer on site and you have to make that decision, you did the right thing by ID so you have covered yourself
 
yea thats my thinking i dont want to drop some one else in the doo doo, but linking out a overheat stat and leaving it is pritty bad, temporay maybe to test but leaving it etc, plus pipes in voids is shocking, its just a mess to be honest, new owner of property is going to have a new boiler fitted so it looks like a few days work for me, 🙂 some people are shocking i cant believe in my head a qualifed bloke fitted this, it has to be DIY, although the job wasnt untidy, just ilegal lol

Thing is southcastle is it has a linked out over heat stat so what happens if the boiler keeps heating, yes it has a cold feed and vent but what then happens when the f&e tank distorts and splits then spills boiling water over whoever is unfortunate enough to be standing under it

I am not saying its not dangerous, whoever left it like this was an idiot and should think themselves lucky if they don't get RIDOR'D just saying what I would do, the chances of that happening are fairly slim but definitly a possibility. Its up to First call what he thinks is best, just giving my opinion.

You never know the whole story either, how do you no a GS fitter had linked it out and not the customer. There hardly going to admit it if they did.

customer has booked a boiler change now so need to make a decision on it, might get my local GS inspector to have a look and let him decide what i should do, i have a gut feeling that it was done by a engineer as the customer purchased the house of lady whos mother had lived in the property and was 91 when she died,
