Morning Guys, been a busy busy week for me , so not been on much , hope you are all well today.

Ok so I have a flat revamp I am looking after for a friend (bad idea some say) , but the flat is laid out in such a way as there is no where to site the boiler (24i junior) where it would be suitable to terminate the flue without it

a) requiring a pipe box with IH's to be installed , which client does NOT want for aesthetic reasons
b) having a cupboard built out to allow space, this relates back to my slimline boiler thread 2 weeks ago , only had 250mm clear !

That was until I look out of the back window at the stack I need to cut into outside of the old kitchen, soon to be an office , and I noticed a neighbour below (were on a second floor flat here) had ran the flue out of a bespoke window panel , and used a management kit (Its def a Worcester) to allow for clearances as stated in MI's..

Has anyone here had any experience with achieving this , have spoken to the glazier regarding the whole top unit being custom made to size , and being permanently fixed closed as a window, ie remove mechanism to slide..

I am going to check through the worcester MI's again today , but don't recall anything other than the additional clearances required when adding management kits extensions being mentioned !

any opinions would be greatly appreciated

we used to panel windows in and go through with the flues but now the clearances are from any opening in the building fabric we take this as including non opening windows so its a no no now
 
hi steve, thanks for the reply, Im going to speak to worcester about this, and GSR tech , just to clarify, as I said I would be using a management kit to take the POC up and give suitable clearances away from where flue would come through window ! else I will be advising that its time to get the joiner in!
 
well here is the neighbours installation that I noted whilst checking for how & where others had chosen to install flues, there is probably only two or three in total in the block , I suspect a lot of old systems running still due to this siting restriction as a result of the shape / layout of the tenement ..

As GasmanxxxR1 mentioned above, this is not permitted. The clearances may be reduced to 150mm from the window opening as long as a plume kit is used to take the inner flue at least 300mm away as per Worcester.
 
thanks Graham & Gasman, appreciate the feedback, I kinda felt it looked a little suspect ! I am speaking to worcester today however just to get clarification, not that I doubt you guys, just I need to speak to them anyway so may as well confirm..
 
If you can fit the boiler near that window (kitchen?) on the side wall with it fluing to the side, core your flue at a slight angle and you will land the other side of the stack. You won't need much of an angle by the time you come off the boiler and through the 27" wall.
If you can do a sketch of the layout and post it up i'll tell you how to flue it.
 
hi tamz, cheers for the reply mate , yeah basically your looking at the neighbours property actually (adjacent), mines in the window next to the one you can see (and a flat above), so I would be other side of dividing lintel, therefore I cant core either side of boiler as I would go through a window on the opposite side and the lintel on the other, thus only leaving the window exit, and all other siting possibility are not in keeping with the redevelopment aesthetics according to client / mate , it is right bugger of a flat to be honest , and I am only being as flexible on this as it is a mate, should it have been a normal cust I would always be helpful, but would have insisted on building out the cupboard in the living room..

i shall post a few more pics up to try and illustrate , in case I am missing your point..
 
Is the cupboard the one where the dublo tank was? They are about 270 deep. You can get another 20mm or so if you strip the plaster.

A vokera vision fits in. They only need 250mm
 
hey tamz, aye , but you wont believe this, the cupboard sits astride a large curing protruding wall of the neighbouring tenement , by protruding Im talking like a metre plus, pity the fool who cores that, it is almost impossible, but yeah dublo tank would have made it on that and the gloworm, and the intergas! Its a wee bit mental to be honest , just wanna start the circuits, but I aint until final clearances are approved on both siting and flueing , no veins until I place the heart !

the darker one, you can just that wall I am on about the runs almost parallel with where the flue would need to go out of old cylinder cupboard...

The neighbour you cant quite see, but they have customised the window to use a upvc top section , worcester seemed ok with this, but I sent them some info and pics today to clarify my suggestion.
 
I cored one last year that was 46" inches and full of craigleith. Took me 4 hrs. Tell him to get a diamond driller in to do it if you need to go that way.
 
Nah I am up for the four hour core , no issues with that just it is a neighbouring tenement , and I am concerned it may run almost right on the corner, so we I guess are both concerned about causing damage to both the brick work , it is I guess hard for me to explain , I just don't think it would work, Ill get some pics looking at that cupboard and wall tomorrow and let you have a gander?!
 
Through above the window would be ok if they had a different window fitted with a panel above like the one in the last photo. Probably wouldn't look to good tho
 
Is that house down by trinity. I did one there a few months ago that had a curve like that further along from the one i did.
 
nah mate it is dickson street down sunny leith way , just down from pts on albert street at the bottom of the park , think it is after sloan street IIRC!

I live in trinity though, my flue is gonna be easy ! straight out back wall!
