jesus....today i had a day planned to do 6 landlord certs for properties that have been converted into flats.
now in the first conversion...it has has 3 flats each with a combi (at least 28kws) and gas hobs fitted all running from 1 g4 meter in the basement and the gas feed to the combi's was only in 15mm pipe and when i did a working pressure check the manometer shot down from 23mb to 9mb!!
i first went to the property a few weeks back and when i saw the install i explained to the landlord that the meter is not big enough to serve all the appliances and he said "i am getting new seperate meters installed for each of the flats" and also explained the pipe sizing also needed upgrading and as the flats were not yet occupied i said ok when you get the meters installed and pipework done give me a call and i will happily return to perform all the checks. I also asked who installed the boilers and was he gs reg'd and he didnt answer.
so i turned up at the property today after he'd phoned to say work had been done to find no new meters but the pipework had been changed to 22mm.
Again i explained that a g4 meter only gives out 6m/3 an hour and his required install requires at least 9m/3 and that it is necessary to get the work done...either fitting commercial meter or individual meters...and again he said meters were being fitted in 2 months.
then his builder turned up and asked what the problem was and i told and he said nothing...just mumbled to the landlord.
landlord just said ok leave it till meters are fitted. i said ok.

went to the next property around the corner visually inspected boiler and flue to find the flue didn't even go fully through the wall and terminated about halfway through a solid 9"wall and wasn't even sealed on the inside so the poc's will most certainly flood back into the room!!!
i showed this to the tenant and explained that this was possibly fatal,and was horrified and then the fat cowboy builder turned up again and said i was over exaggerating and didn't know what i was talking about and that he was going to get someone in who knew what they was doing!! and also said that the flat still has 2months left on its previous safety cert!! i find it unbeleivable that this wasn't picked up before!!

i was then ushered out of the flat by the builder before i could cap off supply...where i saw the landlord and told him the probs and he was visibly uspet but the fat builder again piped up and said i was just after more work.
i then asked him if he'd fitted the other boilers in the previous flats...and he didn't say a word!! i told him that if i could proove he had then i wouldve been reporting him for sure...and was advised to walk away while i still could!!!....how i never hammered him i'll never know!
thing is i don't know the address of the property as i just followed the landlord there so i can't even ring gas safe to report the dodgy installations!!
I feel really sorry for the landlord as he is clearly being blinded by this fat obnoxious builder...and he is gettin away with it!!!

jeezee what a day,don't know what to do next. The properties are an hours drive from my normal patch in birmingham so could'nt even remember how to get there!!
 
Ive been in this situiation before, I hate some small builders, they couldnt give a monkeys, all theyre botherd about is price, and when your finished they dont pay you. well done for sticking to your guns.
 
have a beer and chill out fella tomorrows another day. bob round to mine if you want ive got a few crates of wife beater in.

i would still be tempted to ring gas safe though if nothing else give them the landlords number
 
Would try get address to try contact gas safe or maybe wrong contact esp to get meter removed ,
on another note i actually had a punch up with a tennant over a heating pack as i drilled into her designer wall paper to hang a rad lol
Police turned up along with the council supervisors lol ,,,,those were the days !!
 
Id phone the landlord and explain you'll be reporting the installation to Gas Safe, make him understand that it will be him/her in court and also the fat builder if anything goes wrong! I hate idiots like that! It really rips ma knitting!
 
the real problem is its not worth the phone calls as nothing will happen i could probably think of half a dozen flues i pass regulay that are definatly not to standard an some downright dangerous but until someone dies no one is bothered
 
yep but if some one does your in the stum for not reporting it,ad ask the landlord for the address and just say its for your books for the tax,if you dont do owt the builder will just carry on dodgy
 
if you report to gas provider just say , that you a witness of a gas meter swap as you were working near there ! did report a customer ones for having a another meter in his loft wrapped up in tesco bag waiting for me to finish and to change it over ! dont know what happen after ny report
