Hi there,
This is a strange one. I have just moved into an apartment that has a free standing condensing boiler (or at least that's what I think it is) It's not a combi. And the hot water tank is inside the boiler, I have to have a timer on to heat the hot water. I recently had a plumber out as the pressure was dropping and there was a leak from the expansion vessell.
The plumber solved this and all is sorted, the boiler is firing up and heating the hot water. However when I run any hot water tap in the apartment it is hot for about 30 seconds and then it runs cold again....I then have to either let the tap run for about ten minutes to get hot again, which doesn't always solve the issue. But then when I go to another hot tap in the house and switch that on at the same time it starts to feed hot water through the original tap I'm running and the one I've just swicthed on.
This happens with all hot water taps and the shower. This morning the same happened with the shower, started running cold and had to turn the bathroom hot tap on at the sametime to get hot water coming through.
I've just called the letting agency to report it and they are sending a plumber out next week (the original plumber is on holiday) but they've said it is a strange fault and funny how the previous tenant never reported a similar issue and that they've never heard of anything like it before.
Please advise just so i know I'm not going crazy!
 
Could be anything mate, a picture of the boiler and some details may help but we can't give tech advice.
 
Maybe flow switch not working. What's the make/model of boiler? My money is on a Vokera!
