The water in our bathroom upstairs runs hot for up to a minute then goes luke warm. We have had two plumbers look at this so far. One said it was the mixer on the hot water tank but when replacing it didn't work, he said it was the hot water tank that had furred up and it needed replacing. Quoted £3000 to replace the system - we sought a 2nd opinion. The second plumber thought it was the mixer valve on the shower. This has been replaced but it hasn't fixed it. The boiler is a conventional boiler, the heating works fine and the hot water works fine downstairs. Also, I understand that when the hot water is turned off at the tank, the hot water taps still run. Any advice would be welcome. We are now £600 poorer but the problem is not diagnosed or fixed.


 
I would have called them back if I were you. How does this work leaving a customer without solving the problem and getting paid? If the second plumber changed the mixer you must have checked it if it works or not
 
the answer to both those questions is, I don't know. I know there's a blending valve on the hot water tank because that's what plumber number one tried. I'll just go and try turning on a tap with the shower...
