I have an overflow leak from my hot water tank header tank, not difficult to fix in itself, but the tank is in the roof of a chalet style bungalow, where the clearance between the top of the tank and the inner roof space is too small to get access to. Would I need to consider, removing part of the roof to fix?
It does seem to me that the header tanks for the immersion tank and radiators must have been installed prior to the roof being built.
Is there a more realistic way of replacing what will probably be a ball cock valve costing less than £5?
 
I doubt the roof would have been put on afterwards. Sometimes these jobs have to be done by feel with the aid of a torch and mirror.

Probably not much help but hope it might get you thinking of a different way around the problem.

If access is a really huge problem is it worth considering a new loft hatch?

I did some work on a barn conversion years ago where they did exactly that. The only loft space available was in the very top of the roof pitch so a custom made triangular storage tank was propped up tight to the roof and then the ceiling joists were installed under it, almost impossible to get to it afterwards.
 
Fair enough and you learn something everyday. I think the next house I look at, a peek in the loft will be sensible.

All you have to do is drain the tank down turn off the main and disconect the pipes and
lift the tank off its platform onto the floor, fit new ballcock, make an educated guess
as to the ball height, and refit.
 
Hmm!

There is supposed to be a minimum clearance height over a cistern/tank to access the ball valve and has been for years. Its a good illustration of the problems that can happen if you throw the water regs away.
