Hello everyone
I am Louise a member of Joe Public but wanted to ask a question. Similar issues have been discussed here before.
Situation: I live in a basement flat and want to move my kitchen from the room at the back to the middle room. It will need to be plumbed for a double Belfast sink, dishwasher and washing machine situated in an island about 1.5-2m away from the external wall at the back which is nearest to the drain.
Layout of the flat three rooms one after the other with the bedroom at the front (which I want to turn into the lounge) middle room is the lounge (which I want to turn into the kitchen and have bifold doors inbetween) and the last room at the back is the kitchen which I want to make into a smaller bedroom. Long hallway to the side on the left as you are inside with the bathroom at the end of the hall.
Current plumbing: At the back where the kitchen is currently situated the sink and washing machine pipes go partially around the outside of the room under the floorboards and empty into a drain underneath the floor. I have never seen this but it can't be completely sealed as I get intermittent horrible eggy smells coming up from the floor. I understand this could be sewer gas.
The fresh water comes in from the front of the flat down the hallway at ceiling level through the bathroom and then into the kitchen at the back.
There is also another drain outside the back door which leads off the kitchen.
My thoughts - is it possible when the rooms are changed over to have the pipes drilled under the floor in the middle room and through the external wall to drain unseen into the drain that is outside the back door? There is a rain pipe that would also need to be moved slightly to continue to drain into this outlet.
I also want to move the radiator to behind the door and have a vertical one.
The fresh water could be rerouted in the bathroom to go under the floor to the right to go into the middle room.
Questions:
Is this doable?
Any thoughts on how much this would cost in Lewisham south London.
I hope the layout makes sense. Any advice much appreciated.
