Hi all, thanks for reading...


We have a Sabre HE boiler in our rented flat that has had its ups and downs over the past few months. These have included 'heating working, but no hot water', closely followed by 'hot water but no heating' and more recently a 'red light lockout'.


Landlady's preferred handyman/plumber has admitted not knowing anything about Sabre boilers and since restoring heating and hot water considers the job done and doesn't want to get involved again, despite the system clearly not functioning correctly.


When the CH starts up after about 30s there is loud knocking from within the boiler, accompanied by the pressure needle flicking rapidly. This has steadily got worse and I am now reluctant to run the CH until this is resolved.


Likewise, when calling for hot water (without the CH running), after 30s or so, the knocking returns, but much louder and with a greater range of needle flickering than just the CH. After a minute or so, the boiler cuts out for 20s or so, re-lights and then repeats.


We are also having to top up the water pressure daily now; when the system has been off in the day, its often at .2 or .3 bar, which we top up to 1 bar - then when the CH is on, its up to 2 or even 3 bar (and presumably venting water through the safety valve)


(Our downstairs neighbour has run a hose from our boiler overflow pipe to his drain it was leaking so much)

I should add that we have bled all of the radiators.. and that the knocking has got worse since these videos were filmed this morning.


Any advice would be gratefully received - so that we can either go back to our landlady's plumber with some 'proper' advice or get back to her and insist that she spends some real money and gets it sorted out once and for all.

sounds like part of the boiler isnt opening or is jammed shut and pump is working against a brick wall. if the land ladies techie is no good you need to get her to supply another as the boiler will fail in the short to med term. Not offering any more specific advice as your not gsr i am afraid
 
Easily diagnosed problem.
Next time your landlady sends her handyman ask to see his gas safe card. No card, throw him out.
