Stop tap accessibility

What are the guidelines regarding the accessibility of the stop tap in a house?

from what i have seen lately, absolutly none.
the last one turned the propery into flats, stopcock was next door?.

Water regs say:-
It is essential that all operational water fittings are located in such a position that they are readily and easily accessible so that they can be readily maintained and operated without having recourse to removing permanent enclosures or decorative materials.
As far as is reasonably practicable:
a stopvalve should be located inside the building; and,be located above floor level; and, as near as possible to the point where the supply first enters the building; and, so installed that it's closure will prevent the supply of water to any point within the premises.

well basically​

If it is located under stairs,accessibility should be gained by removing at least three tins of paint,two disused hovers,four suit cases and serveral pairs of hiking boots
If in cupboard under sink,accessibility should be gained by removing at least 50 plastic shopping bags,seven moldy jay cloths and three dead mice

The information I quoted you was from the Water Regulations Guide book.
Section 4.12 R10.2
Section 4.14 R10.5

Don't forget drain off above stop valve!

If you go to the DEFRA government website you can download a copy of the Water Regs and a copy of the guide to the water rege. Arrow valves also produce a guide to the water regs all are free downloads.

The water regs of course, are really based peoples practical experiences of Plumbing over the years.

Lol at Redsaw, that is my experience too! Our lives would be so much easier if people bothered to conform to regs, I hate searching around for a stopcock for ages, tracing the mains all the way back to a (usually lead) incoming mains and there not being a stopcock anywhere in site, especially when some bugger has buried the outside one under two tons of garden^^

were just having are kitchen replaced but when we moved in the stop tap was behind a piece of board and tiled over,lol so was the drain down,unfortunatly the only place the cooker car go is back in front of the stop valve very good,and i have to have my pipes run up the wall across the ceiling and into the bathroom boxed in,should look a treat 🙁
