Good morning.

My daughter is going to be buying her own house soon, and has been looking at an ex council house, roughly 50 years old. Standard cavity wall, semi detached.

The heating at the moment is part electric off peak storage heating, and part wet radiators fed from a duel fuel burner stove in the living room.
Water heating is threw off peak immersion with daytime boost function.

There is no mains gas on the street.

It’s a 3 bedroom, just main bathroom with a bath and separate shower cubicle with 8 or 9 kW electric shower.

I’m hoping to reconfigure the downstairs to move the kitchen to the south facing side, and turn the existing kitchen into a utility room and downstairs WC


What are you plumbers recommendations for space and water heating that doesn’t rely on the stove being on?

I’ve already asked on the electricians forum for their suggestions.
 
Oil or lpg boiler ?
That’s both options for fuelling a boiler… but what else could be used to create the heat? Solar water heating? Air Source Heat Pump?
Looking for recommendations for running costs etc.
Cable and pipe routes aren’t a problem. Suspended timber floor on ground with ample crawling room underneath.

Solar we don’t get enough to heat a property, solar panels to offset the cost of electric cost best way

Ashp would be roughly double the cost to a lpg / oil boiler to install but sizing matters a lot and you need someone who knows there stuff as it could be 4-1 ratio eg 1 kw = 4kw heat but very easily could be 1-1

Heatloss and emitter (rad) sizing matters a lot
 
Everything’s on hold just now. We put an offer in last Friday, and haven’t heard back…. So either the sellers are disgusted with the offer, or they are seriously thinking about it.

I’ve got the summer to sort out the space heating… and quite a bit of kitchen renovation before deciding on a water heating solution… but all depends on if we get the house.

Being in Scotland, she may be eligible for some green home grant
 
I'm involved with a new ASHP/wet system installation to an existing property. They are going for a high temp ASHP so about 70C output. COP is about 2 so more expensive to run and rads need to be oversized by about 30%. That is the problem with heat pumps in existing properties: you either need loads more space for bigger rads or a higher temp system with lower COP/higher running costs. You could consider retrofit UFH but don't know how that would work out in the house described.
