Guys please bear with me on this one, we have just moved into a new barn conversion with quite an extensive underfloor heating system single manifold 12 zones.
Its all ran off an oil fired merlin boiler with a feed up too normal radiators upstairs, its not a combi system so has hot water storage, expansion vessel etc.
We have a couple of problems which I need some advice on.
1. The whole system seems to be getting too hot, like the boiler just keeps heating everything, the continental UFH system is fitted with an isotherm valve which trips out when the water temp goes over 65, the isotherm thermostat always shows the water temp hitting 80 (guess as its off the scale) and hence the pump is automatically isolated so we are getting no flow in any zones until it all cools down - does this sound as though the temp limit stat has gone in the oil boiler or another problem ?
2. Also There are two zones on the manifold that receive no flow at all, I have removed the actuators and fully opened them, again absolutely no flow when the others are on full pelt..... what could be the problem here, ; luckily its the two smallest rooms (office and utility) could it be the size of the small loops being the problem ?
Our main challenge is we want to leave the UFH on 24 hours a day, but the flow temp just gets too hot and therefore we are getting no heating effect at all except in the radiators upstairs, which incidentally as soon as the upstairs thermostat calls for heat, these huge radiators heat up to scalding in a matter of seconds, so the whole system just appears to be running too hot.... any advice greatly appreciated.....
