do some work for a landlord and started a tank and cylinder to combi this sat - landlord give goahead on price. got a call at 10ish asking why i had not informed him that he could have had a boiler installed for nothing ? being puzzled i asked what the heck he was on about - he replies with "my tennant is registered disabled so is entitled to a free boiler install and parts if his boiler breaks" at this point the old boiler is out and im thinking about packing my tools up.i then explain its not the tennant house but his and is making a profit from the house so why should the goverment spend money on his house so he can get £550 a month off the tennant - he then says in a sarcastic voice well its started now so you may as well finish but i could have got it free .my question is can and if so why can a landlord who owns 30 plus houses and is living like a king claim for a rented house . just glad he supplies the parts just hope i get paid

Sounds like he's trying it on to beat you down later

just spoke to the tennant on a different matter who told me the landlord asked them to fill in a form for heating on sat morning as they were disabled but they refused as they read it and it asked if they were the house owners and the landlord had ticked yes for them . think he was trying to get it free by conning them - they could have been in trouble for fraud.
 
Because the system sucks! A friend of mine who is huhummm an electrician, owns two rentals and a chip shop managed to get a free boiler on a grant for his own house. He didn't ask for it, they originally came to insulate his loft! And yet I've got lovely little Old lady as a customer who couldn't get free loft insulation because she had more than 150 mm already. Go figure.

What a t**t, make sure he's there when you've finished for payment in full, or don't leave it running. I've even removed parts from the boiler before now to assure payment.
 
I've NEVER meant one single landlord that is not a miserable skinflint with the pennies. The usual banter is "If you do this one for me very cheap, I'll give you loads of work". The next job that you do if you were daft enough to do the first one is expected to be done equally as cheap and the "loads" of work never materialises.
 
Had a landlord the other day who said " as I'm paying for your time when you do the gas safety I'd like you to put up a curtain rail while you're there"
I told him no problem and next time he's at the shops can he pick me up a bag of new potatoes, 2 chicken kievs and some broccoli.
He didn't get his curtain rail put up and I didn't get my shopping - weird!
 
I've got one landlord that isn't a skinflint. Don't get me wrong, a boiler is a boiler in their eyes but they don't scrimp on safety or try to claim stuff for free. The rest of them are tighter than a crabs erse with two coats of varnish.

Works a treat and I love watching the smug look disappear off their face.

Contact him and say the work is completed but you need payment in full before you can commission. If he presses you on why say that's the way you operate, it just makes business run smoothly. If he gives you attitude and says something like he'll have someone else do it, wish him luck. It'll be costly with only half the parts on site.
 
Wouldn't they try and get the parts from the boiler guarantee, and 'claim' that the boiler parts were missing before the plumber installed it.
 
One landlord attempted to take me for a mug once by refusing to pay! I pointed out I knew where he lived and commented on how nice his Lexus was! He sent a cheque in the post!

Funny like that some aren't they , good one that one of my lads came out with .he had fitted a new cylinder for a woman then the boyfriend came round and said she's not paying i could of done that.were paying for parts only , my lad turned round and said no worries mate I'll give lee a ring he will contact you when he's done at the gym.

Boyfriend "is that suppose to scare me cos he's at the f-in gym"

No mate its not , the fact he is in training for his fight should scare you. And walked off

Funny how they soon paid and I got a txt of girl saying her boyfriend was only joking , I didn't find full story out till morning after hehehe

I'm not a skinflint but I do know what you mean.

I know a couple of other landlords who think like me, I just want a good job done on time with no stress. My tennants expect quick and prompt service as well, as they should, they pay for it!

Not all landlords want to scrimp and scrape but there are very strict rules regarding what you can claim back on tax etc.

Not looking for sympathy but don't think landlords are rolling in it, for a couple of landlords I know its a house of cards waiting to collapse!

(one tax aspect is if a double glazed window is smashed and costs £100 to replace this is covered by tax but if it costs £80 to replace the whole window incl frame then its not tax deductable because its a home improvement!)

Sorry to ruin your record but then we haven't actually met 🙂

There are a few good landlords (actually very few) I regard most of them as idiots who don't know how to get real value for money, I try to build a relationship of trust with everyone I rely on to keep the tenants happy that means I get the rent on time and the bank get their money on time.

The guy who was trying to pull a fast one is a total moron, we are in the days of mobile phones that can record and video every conversation, in my view he deserves to be caught and jailed for even thinking of such fraud.

I would want my money off him before the job is finished and I would have someone with an I Phone present when I meet with him, even bring up the subject of how unreasonable the tenant appears to be for not co-operating, record it and you will have no problem getting paid.

Renting houses can be very profitable in the long term, all repairs and maintenance are written off against tax even capital projects like a replacement boiler can be written off over the life of the product.
 
Some muliple landlords specialise in taking on small one man bands - offer loads of work
'capture the tradesman' then put them under pressuer to pass not up to scratch
props 4 landlords and tennants certs etc. I have bailed a few fellas out over this
-they left me to do 4 themselves and get wasted by the bad l'lords - it happens
and if they want to come back with us thats fine. we are open minded

In answer to the thread title because they're running a business, they're not a normal customer. Everyone has bills and expenditure - be they landlord or homeowner - but most people don't see their home as a business - even though it arguably is. It's their castle, their sanctuary. To be doted on, fluffed up and protected. Landlords and lettings agents are therefore going to be the customers who try it on and are more annoying than normal custardos.

I may have finally found a landlord who I want to work for though. Really polite, really understanding, hasn't demanded extras, doesn't haggle as long as I'm reasonable, knows the lingo, understood me, good communication, paid promptly, has many properties (i googled him lol.) I'm waiting for the catch. Well, on googling I may have discovered one but it was a long time ago. Remember everyone, the internet never forgets.
