One of my landlords is requesting the above apparently hes been told its a simple test required by new regulations, the ''gas man'' can do whilst hes doing the safety cert... anyone else do a legionnaires test ?
 
Yes, I've done a few now. You can buy pads of the forms online or make your own up.

I use gas checker software and they have a legionella form on that that I use.
 
Yea, it's pretty straightforward. Just an inspection of hot and cold water storage, dead legs, outlet temperatures. I always make a note that no destruction to the fabric of the building in order to inspect, or something along those lines.

If you google it, several forms come up where you can see what's needed.
 
My customer on about some kind of test? Mabey he's confused that with a risk assessment?
 
Id get a specialist company in to do it, is it worth the risk of getting it wrong and all the blame coming back to you?
 
We do them for the lettings agency we cover.
The requirement us for a risk assessment and not for testing.
Testing is a specialised thing and requires training and accreditation.

A risk assessment is not specialised. Be wary of the pro forma assessment forms on the net as they are not the be all and end all.
Hse guidance states that an assessment should not be just a tick box exercise. The inference is that there needs to be a written statement for each property also.
