I went to a job today of a lady complaining about the hot and cold water pressure.. She said every now and then both hot and cold stops completely then comes back on.

Naturally I think it's a gravity system and either a ballvalve issue or an air lock of some sort, or maybe a pump.

I get there and it's all on mains with a worcester 24ri jnr combi boiler.

WTF????

When I was there, the hot and cold from the kitchen tap stopped completely. 5 minutes later it's back on.

This happens to all appliances (2 showers, 1 toilet/basin and kitchen sink).

It's been going on for about a month now.

There is a storage tank on the roof but I've traced the pipes and I think it's serving the flat below her. She's on the second floor of a very small block of flats.

Any ideas?

Failing pump somewhere? Contact water board?
 
if its doing it on the cold as well contact water board
 
Have you ever known this issue before regarding the water board?

yes but i was a big complex water main (main) wasnt big enough at peak times down to dribble/off for upstairs
 
Did you check the internal stopcock ? could be washer moving around and stopping water, does it only happen in this flat or the others as well ??

It's a lever valve.. so shouldn't be causing an issue.. nobody was in downstairs so will be going back... Water board just said there may be a pump on ground floor so will check that also...

Don't you just love this job at times ! some days nothing but problems .

Second , but also external, seems like a valve is cracked open so slightly that it's nearly shut,
 
Check the isolation on the building incoming main, it may have been closed and not opened properly.

Jay did u check any external valves, is it poss to isolate outside and remove lever valve to make sure the ball hasn't collapsed, or is there a check valve on mains or a filter of some kind that could be causing problems,, I wouldn't think a pump unless a private or poor main supply but u never know,

I didn't.. Will do that when I go back ;) didn't see any NRVs anywhere ... Lever valve looks fairly new but if I can isolate outside I'll take it off and have a look
 
Water metres? They have them in mate, strange it just completely stops then starts full bore again!
 
Why don't ye drop into d neighbours 2 see if they having d same problems. Could b prob with water pressure in d area

Water board said they'd not received any other calls for the area, but will def pop downstairs and talk to them and test their pressure while I'm there...
