    check they are tank fed, then put a bung in the tank outlets and open a couple of taps elsewhere to drain what is in the pipes. i had an electric pipe freezer which made jobs like this easy. and put isolating valves in while you have the chance.

    BES do a pressure balancing valve, you connect mains cold to one side, tank fed hot to the other, i think it has a diaphragm in it. used to fit them in the days of multipoint water heaters. if you download instructions for Brittony 2, it shows how to use.

    Ah! good point, sorry missed that symptom. and does not have frost stat, and assume Hive doesnt either. Boilers with frost stats, guy at Potterton technical helpline once just said to disconnect it to stop random firing.

    take out the section with the two spigots and fitt trap directly to sink waste. That would correct the fall problem. Then put spigot connection on the now sloping horizontal run.

    Builder I work with sometimes, doesn't use the Local Authority Building control, but uses an independent Approved Inspector, much more approachable and reasonable, both in approach to issues, and cost. They tend to be very experienced and knowledgeable from what I have seen.

    Positive pressure fan, like Nuaire or Envirovent. Fitted these in tenants properties where they wouldn't use extractor fan. Brilliant, landlords and tenants very pleased with reduction in condensation.
