Hi, I'm new to this but was looking for some help and advice please. I will try and give enough info.

Came home late last night to find the heating had not come on as timed and the house was freezing....still is :-(

I have a Baxi Combi Instant 105 HE, approx 5-6years old. On looking at the boiler the red warning light was flashing- flame failure or blocked condensate drain.

I initially reset the boiler and it fired up, it worked for a short period of time but then went off again.
On closer inspection i could see water dripping from underneath the right side of the boiler. I took off the cover to see dripping ? around a large black pipe which is situated above a plastic clear box.
Also on the wall at the side of the boiler there are several copper pipes. One of these appears to be open ended, with a screw type fixture just above the opening and there is also water dripping out of this.

My boiler does lose pressure now and again so i'm guessing these leaks may also be the cause of this although i've not noticed them before.

My boiler appears to me to be not staying lit due to cutting out because of the water inside the boiler. Is that right? If so where is the water coming from? Why? Also am I looking at a big repair job?

All help in this matter appreiciated, thanks.

Sounds like you're describing a blocked condensate pipe maybe, the black one attached to the top of the plastic condensate trap... If that's all the problem is it shouldn't take too long to un-block and get things back up and running again... The water is produced through condensing water vapour found in the gas fumes.

Yes, sounds like a blocked condensate pipe and the other leak sounds like an open end on the filling loop, the isolation valve is passing, better find a way of capping it off, don't put the loop back on or the boiler will gradually increase in pressure over time.

Great advice. Managed to change a section of frozen condensate pipe and got the heating back on for my lodgers.
