I did a plumbing job last July for a guy, and a friend (Who is GSR) fitted a new combi boiler for me as part of the job. Did the BenchMark certificate etc and the guy has been really happy with it all but he is now in the process of moving and his buyers solicitors want to see a 'Building Compliance Certificate'.
Any idea what they're on about?
Do I need to get in touch with GSR?
I thought that the BenchMark certificate was all that was required.

Don't get humpy with me if I ask Gas Safe questions. I know I wont get the answers but I'm trying to get my Gas Safe qualification after a 20 year break from the industry and it helps me to think.

About time solicitors started following up on building compliance letters, I always tell all customer's to keep all documentation sent to them from Gas Safe or LBC.
I've had quite a few calls this last twelve months from people without filled in benchmarks and no compliance letter, not such a good idea having a boiler thrown in cheap was it, tough luck eh !!!

Solicitors do seem a bit more keen i always get the lbc cert sent to myself and i scan a copy of it before i give it to them. I ve had 3 customers in the last 2 years that have lost em.

When customers loose them just give them GSR tel no and let them organise getting a replacement.
It costs about £6.

Most solicitors dont have a clue what theyre asking for and settle for a CP12.
charge customer for cert, then be hyper diligent, youll be sure to find faults which the homeowner will be happy to pay to have fixed as long as you do it asap because she just wants this problem to go away
