I have a constant pressure drop for years now.

The pipework is copper in visible areas and under the bathroom and hep2o everywhere else except radiator tails.

I have inspected the radiators and the valves and found no leaks there.
I have taken up floorboards of the ground floor and there is no obvious leak.

Q1) However, every copper joint with hep2o is blue near the joint. Beneath the ground floor gets cold in winter so is this corrosion just from condensation? Why is it only near the joints?

I poured a bottle of perfume in the system. There is now a slight smell of perfume in at least 3 rooms. Ina room with the floorboards still up I can smell the perfume in the room, but when I go near the joints it does not seem stronger or coming from a particular joint.

I presume, if there was just one leak, the smell would be in the room with the leak. If the room downstairs smells, why do the 2 room upstair smell?

Given the room smells but none of the joints have a visible leak does this mean the leak(s) are too slight for droplets to appear before they evaporate?

Does it mean many of the joints could have these tiny leaks for all the rooms to smell?

What on earth is going on? What can I do?

Hi,

Now here's a few tips for you to try and locate a leak on a heating system.

Check all rad valves, plugs and vents on every radiator.
Check every above floor joint on every pipe that's visible.
If there are no damp patches on any celling the upstairs underfloor joints should be ok as for the downstairs most are on drops if you have concrete floors. Some maybe under the floor boards if you have them. There might be a hatch in the floorboards on the ground level where you can get under the boards to take a look.

Boiler, get a heating fitter to check the boiler, especially the temperature and pressure relief valve when the boiler's running. These can fail at any time.

Check for leaks when the system is cold and hot, some leaks only show in hot conditions.

That'll do you for now being they are the main things to check first.
