I am pricing a house refurb and could use a little help on the price

Large old terraced
It will have 6 bedrooms and 4 bathrooms
System boiler and 300 ltr unvented
9 Rads and 4 Towel rails
Hot and cold into the bathrooms (builder to do the bathrooms)

Around £4000 materials
Im thinking £3000 labour
I could do with the work but I dont want to end up earning next to nothing

Just priced job agreed day rate and they pay materials. Needed the work and it worked well for both of us

The builders are ripping everything out and taking up most floor boards

Are you just installing the cylinder and boiler?
Is there a new gas run required?
How much pipework is required?

just done one all in around 2 months

400l cylinder
worcester 162
7 bathrooms

around 12-15k that was as builder supplied the big items eg boiler and cylinder

Probably an ideal system boiler and Ideal cylinder

You need to remember you have to plumb, hot and cold to all bathrooms, full central heating, lagging, flushing, installing boiler and cylinder, wiring, perhaps a water softener etc ... it’s a lot of work

All depends on what he’s comfortable in earning, he maybe located in part of the country where money is thin.

Your prices are to low to sub out, unless your subbie is super quick and cheap.

No never just said I will be on site 9 till 4.30 and have rolling dinner. Said quite happy for them to keep tabs on me also by the materials going in will tell you in working. They had quotes tho so had a good idea of timescale.

Just quoted on a 5 bed three bathroom refurb 40kw boiler , 250 litre unvented cylinder basic sandringham sanitary ware one walkin shower, one cloakroom all new pipework hot colds, gas, water rads upstairs underfloor on the ground floor, all copper install estimate was £12,000 labour and minimum £12,000 materials as could change , it doesn't take longer to rack up the hours on site 2 men 80 hours a week is £1500 - £1800 a week 6 weeks was my reckoning x 2. These type of jobs for a one man band can potentially be the worst type of jobs, especially when you chuck in the word “builders”.
Schedules can go to cock on both sides etc etc .
