10 months back I extended my old kitchen/diner area to create a bigger open plan space and add a downstairs shower room with toilet.


Existing gully’s had to be made redundant, complete new pipes for the plumbing and waste were installed and a new man hole was added into the garden so we didn’t have to access the shared neighbors one (which they had built over).


Unfortunately a ‘friend’ did the job for me who I thought at the time I could trust and would not let me down, however 10months on and the problem I am about to tell you about has still not been resolved.


Since the works were complete, within the first couple of weeks of moving in we smelt a eggy smell in the kitchen dining area coming from behind the washing machine and boiler.


We thought it might of been a one off but basically since them 2 weeks, nearly every few days we have had smells on and off coming from behind the washing machine, under the boiler and bathroom.


The plumber after multiple visits (sub contracted from my ‘friend’) were unable to resolve the issue.
Initially they thought it was a trap issue and added traps to the boiler and washing machine (prior to the trap for the washing machine, they simply had a downward black pipe that the waste pipe of the washing machine fell loosely into).


Anyhow the friend was difficult to get a hold of and kept making empty/let down promises and a long story short, after 8 months of pushing they finally agreed to come down and remove two tiles near the washing machine to see if the old gulley was the issue (this was 5 weeks back).


Since then the smell is definitely noticeable from the removed tiles area, which is either near or where the old gulley was located.


I have had cctv drain surveys to look at my drains (at my own expese)but they were unable to find something that would indicate what the issue may be apart from a possible old redundant drain that looked like it had an orange seal at the start of it with plastic in front of it (the image didn’t indicate if it was an issue but could potentially be).


There is also now a case of rats/mice which could potentially be entering from the cellar or the drains (were not sure as the cctv report didn’t indicate any direct entry points). We can hear them scratching in the walls every other day.
There is smell of rats urine as well and we have seen rat feces in the insulation on the insulation where the tiles have been lifted (the smells are coming from the same areas as the other eggy smells inc the new downstairs shower room).
The property had no previous history of these rodents and they are only heard and seems isolated to the new extension areas (please see pic).


I have been in touch with the owner of the property who lived in the house prior to selling and according to him, their was an eggy smell from the old kitchen area (exit point from behind the washing machine).
However as we have had completely new pipes installed, we believed this would not be the cause of the issue.


The building works were done with planning approval and building regs and all certs were supplied on completion.


Ideally I do not want to get the council involved in getting this issue resolved due to the history of friendship and making this more complicated.


Any advise of what we could do to rectify this?
We have spent an excess of 70k for all the works, furnishings, flooring etc and we can’t live in this situation any more as we have a little baby and these smells are really getting to us!

Your builders done a pretty poor job by sounds of it. Did the local building inspector visit during works? Did he sign it all off?


Rats hate cats and wire wool. Shove wire wool in any gaps. Also if you can acess redundant gullies open them up, pack with wool and then inset a squirt of foam then a good bag full of flexible pipe grout.

This wasn't inspected by any building inspector, strap on boss horizontal below ground . - the black 50mm connection to the brown pipe !

The more I see the more I think you've been done over. Is there any concrete under that blue plastic? - no. You need a small courts claim form mate!
 
I was being sarcastic,I think you'll find no concrete there mate, first time I've seen rockwool as underfloor insulation

When you say the blue plastic, are you referring to the blue water pipe that connects to the boiler?

The whole thing. From the founds where the tee is blocked with a bag, the drainage thrown in above ground bosses at 90d in floor the lack of constant gradient the lack of pea grave the pipe lagging from the arc. The new manhole isn't even built using the correct brickwork bond, the lack of correct party wall construction...........

I would be calling the local council tomorrow and asking for the inspection reports......

Also there is no earth on your cold mains coming in - builder didn't do electrics and the boiler did he?

No the blue plastic sheet on the floor under the timber? It's called visqueen and should be laid on a sand and have 100mm of blinding concrete cast over the top of it

Sorry I am not understanding the technical comments...

Plumbers were sub contracted but most wireing was done by the builders and then tested at the end by some sub contracted electricians by the builder...
 
Hi chris is your neighbors smelling the same? Would there be access to the old drains to carry out a water test with a couple bungs or is that just not feesible , or putin white smoke into a part of the old drain and see if any evidence of the smoke entering the building at least that would let you know it is the drain,, Is it a drain eggy smell or a gas eggy smell?

Is how the floor should have been done.

Have you had a letter from gas safe confirming the boiler was installed in accordance with the relevant rules? No? Illegal install......

Have you had a notice from napit , corgi or nieicc? No??? Electrics not to part P.

Tomorrow at 09.00 call your local council and ask to speak to building control. Ask if the builder even submitted an application or building notice.

Which architect did your drawings ?

When you find out he didn't call a solicitor.

You say you have a new shower the other side of the utility , is there a chance the drain to the shower room wc is leaking under the floor
 
Ermis bang on is all your work not been signed off? surely building control wouldve needed everything in order<<
 
Everything has definitely been signed off and I have the original.

The boiler was registered and fitted by a corgi registered plumber and we have all the gas and elec certificates as well...

So all your work has been signed off i take it?? Usually with us building control does there inspection and the council pops in normally to check drainage or any street works etc
 
You say you have a new shower the other side of the utility , is there a chance the drain to the shower room wc is leaking under the floor

Unlikely as the Smell is not present always and we do not use that WC as much...
 
Thats what i mean if it was an open drain then the smell would be there all the time not just now and again
 
Is there any wooden floors that can be lifted to check for the smell
 
The smell has different intensities. Sometimes the eggy smell stinks the whole ground flood and other times its confined to just the utilities area.

The eggy smell happens less frequently but the other stale kind of smell (maybe a drain water?) Is more consistent and smells in the utility/WC area...
 
The 2 tiles opposite the boiler have been lifted and its defo more strong there...
 
Fumes are like water they will find and spread the easiest way so not always where its strongest it might be just a couple meters away, but where your smelling it is where there are gaps in structure,
