When replacing a existing boiler in a rented property,are you required to carry out a gas safety inspection or does commissioning the boiler and filling the benchmark in act as a certificate for the 1st 12 months i found this on the regulations

You are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue which you provide and annually thereafter by a Gas Safe Registered engineer. You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed and issue a copy to any new tenants before they move in.

no, but as it only takes a extra 2 mins its best to fill out a cert noting that you have done visual risk assessments only on the other appliances but they still need an anual safety inspection within 12 months of the last one.

or even issue a non landlord gas cert for the new appliance.

yes I usually do a certificate with it,but I was just asking what the actual regs were ,as i read them to read the bench mark does cover the 1st year as a certificate. Thanks.
 
A landlord must get appliances checked when they are 12 months old, then yearly, so no cert required for a new boiler, benchmark, commissioning cert and building notification all mandatory and will suffice for the first year, if there are other gas appliances in the property they should be under a cert now, so that will expire before the boiler is one yr old, it's landlords choice whether to include boiler in that cert as it makes sense to bring them all into line for future yrs

Non landlord cert? Guys I've been wondering this for a while. I use for my landlord certs the gas installation and service pads from bes. It has all the info required for a landlord cert but it's not the regular pad u generally see. The bes pads I use have boxes to tick if serviced, installed inspected or repaired. Do you guys think It matters what the form looks like as long as it carries the same info.

So back to original question when I install new boiler I tick install on the sheet and inspection as well and tell letting agent it's a valid gas cert as well.
