Are there any regulations which state that a sink is required in a utility room in a Bed & Breakfast? We don't tend to soak clothes these days, as the detergents are better than of old.

I've got a Potterton 40el boiler at my house and am looking to fit a TRV on just my upstairs bedroom radiator.
