Ok, i have a ground floor flat that i rent out. I lived in it for 8 years and still have a lot of feeling for the place abd it's currently rented to a lovely family of polish folk that treat it right ( the parents even go outside to smoke).
Anyway, the flat above is owed by a lady that i know too, she's getting dementia now and is looked after by her useless junkie son. Just had a report from my tenants that for the 3rd time in just over a year the ****** or his mum has let water get down into my bathroom as there's is right above mine.
The first time i thought, Ok the boys a waster but felt sorry for his mum and her state so basically said look, you need a new shower cubicle(even though i reckon he feel asleep in the shower, blocked the plughole and started to flood their bathroom.
Now it's the 3rd time and I'm pretty ****ed off, I'm soft though, realistically I'd love to take a hammer to his head but that would achieve nowt.
Do i try and claim his insurance? :censored:

You have to take emotion out of it, claim of their insurance, might stop them doing it again. Maybe.

I think you have to notify your insurance company, so they can take it up with there's.

Make it formal, write to them (registered post) stating the issues and a deadline to take action. Write to owner of the lease, if a tenant is being negligent and causing damage to the building they will certainly want to take action. Don't know if it's a block or a house divided into 2 flats. If it's a block it will be easier to get something sorted, hope this helps

Not much on lease up this way but the council can get involved if it is a flat.

You have a common agreement to maintain and not degrade building it's in deeds. You should firstly contact your buildings insurance co for advise . Do not allow them to act for you initially. This will be a claim against your no claims . Simply get info and write letter to mortgage / insurance of above or even leasehold company?

Well, the insurance was about useful as an ashtray on a motorcycle. Excess of nearly £400, can get the bathroom stripped and painted for that.
The waster has said he'll pay for any repairs but i trust him as far as i can throw the slimy bugger.
Nevermind, he said the leak was from a new shower tray/screen he fitted after i told him about the first 2 leaks, i don't have much confidence in his plumbing skillz :lol:

Reverse your roles - be a ***** most of the time and a nice guy occasionally.

when my room got flooded from above, invoice to the owner straight way and got paid a week later, he hasnt done it again. Invoice was £450 or so to repaint, and tidy up.

Insurance claim mate, it's not you're home, it's an investment until you sell it, move in or give it to me.

Further, usually with flats the maintenance fee you pay includes buildings insurance. Speak to the management company.
