Hello,

I need some advice about a central heating system installed in a small block of flats, i have had a call from my father who has a lung disease,

2 months ago the Heating company who maintains the flats changed the position of the flues, they were in my fathers boiler room but apparently you are not allowed to have someone elses flue in your property?.

The flues are now on the wall bellow my fathers windows by about 6ft as he is in the top flat and all the smoke/steam/fumes are filling his flat if the windows are open.

Can someone please tell me if these fumes/steam are dangerous ( carbon monoxide ) ?

The boiler fitted is a Vaillant ecotec pro 24

Its on the same building, as for the regs its ok but surely my fathers flat shouldnt fill with these fumes whenever he opens the window.

Would it be possible to put a bend on the flue and run it upto the roof?

we are not seeing what you describe so is it a problem??
the British standards do state that a flue should be in such a position so as not to cause a nuisance.
get in touch with gas safe, ask them to check it and give their opinion.

5.3.4 Siting of the flue duct outlet
5.3.4.1 General
The flue duct outlet shall be sited so that the wet combustion products
are unlikely to cause damage or nuisance.
COMMENTARY ON 5.3.4.1
Appliances (particularly condensing appliances) have a tendency to form
a plume of water vapour from the flue duct outlet. The effect of wind
conditions and the dispersal of the plume relative to adjacent wall
surfaces, openable windows and neighbouring property should be
considered.
 
the company i worked for did 5 lots of 2 storey appartments where the appartment belows flue come through the above flats to the roof do they have to be changed . they never mentioned this at acs in oct
 
Can Normally be easily changed but depends on two things, if gas safe enforce it or if the installers/homeowner are understandable enough.
 
Agreed as stated previously. The fumes will be diluted enough not to be dangerous BUT they do appear to be a nuisance.

Is there a management committee for these flats? Is it housing association? Sheltered accommodation?

Speak to the heating company.

And if that fails, go to the citizens advice bureau. Quote BS:5440 as given by Simon in post 11.
