There is a builder i normally do smaller bits and bobs for and a few months ago they required a contract of looking after alot of rental properties within a rather nice block of flats.Now over these months i have been doing plumb and heating works in these flats which were looked after by another local heating firm . A few months ago i was called out to a boiler fault repaired the fault and noticed a heating issue quick diagnostic i noticed wires from stat were back to front .Quick chat with tennant and they informed me that previous firm had been out 2 or 3 weeks prior as had a boiler fault.

Few weeks on back in same block of flats another boiler to sort and upon trying to fire heating again same issue , spoke to tennat and again same story .

Now today back out to repair leak on boiler get that sorted and tennant says heating hasnt worked all winter , i ask if any other engineer has been out within last 6 months and get told yes the previous company had been in to put a pcb in several months ago .First thing i look at is stat wiring quick wire swap around and boiler fires up .

penny drops now , everytime this previous company came out to repair boiler prior to any heating going on they would fiddle with tat to show a fault further down the weeks so they could get a call out .

now i can see this as a clever little earner but jeez its darn cheeky

What had they swapped on the stat? It makes no difference which way the power goes through the switch and if they wired it up to any other terminals it wouldn't have worked at all¿

I think that was the idea tom. They are there to do a job and when the tenant is out of the room just wire the stat wires to a dead terminal knowing they will get a chargeable callback

thats what i am saying it wasnt working at all,these places are second home owners etc and go through letting agencies so and have had repairs done in summer prior to anyone turning on the heating .Professionals rent them or used as summer retreats but having a nose whats been going on its quite clearly a scam from repairing parts on boilers that arnt needed to what clearly is putting an electrical fault on the stat for when heating needs to be fired up in winter months .
