Cost To Fully Re-Plumb

Just want to get your guy's opinion on how much we should be paying for re-plumbing a 3 bedroom semi-detached house in the South-East. The house is completely dilapidated and so access under floor boards is dead easy. There is no existing plumbing. The work consists of supply and fit of the following:

- Install 10 metres of new 25mm Mains Supply (excl. any excavation works)
- Install new soil vent pipe (excl. all below ground installation)
- Spur All New Pipework (incl. Central Heating)
- Install 1 New Worcester Bosch System Boiler
- Install 1 Megaflo Cylinder
- Install 9 Radiators With TRV's
- Water Supply To Kitchen And Two Bathrooms
- Waste Supply From Kitchen And Two Bathrooms

As a very rough estimate based upon the above, how much should a job like this cost?

youll get many costings some hi some low, get locals to give quotes, then make your choice just remember cheapest isnt always best! could be 5 days upto 10 days depends on how tidy and well installed you want it done, then put in a daily rate of anywhere between 150 to 300 pounds, depending on the installer and dont forget to allow for extras. You can buy off the net and get things cheaper but the installer wont warranty the items themselves, and allow between 21/2 and 3k for the parts, although why you want a wb boiler I cant comprehend!!

Very difficult to say without seeing it. Do any appliances need plumbing back in (including toilet, bath, etc)?

Why do you require a complete replumb? Any probs with waste runs? Solid walls? Pipework to be hidden? Existing boiler that requires removal? What's the gas carcass like?

Off the top of my head I'd say about £10-15k supply and fit, without any making good of walls, tiling etc.

Might be best if you tell us what you've been quotes and what it covers then we can advise.

And whomever you go with, make sure they're gas safe registered. I would suggest posting a request in the 'I'm looking for a plumber / gas engineer' section, including your location.

We've received a quotation, and are awaiting a couple more. I didn't want to post the current quotation as it could sway some people's answer 🙂. Hence, thought I'd ask about your very rough estimates first.

what ever you do not give the job to a BUILDER ....get a small business owner to give you a quote and get the job done by him self not a seals men who will sent the inexperienced low paid plumber with his mate to do the job

I agree with the above . . .

I do not give out quotes over the phone to fit a tap so there is no way you could attach a price to a job that size without seeing it . . .

Unusual circumstance could raise the 'base price' by up to 300% depending on the difficulty!

It is a bit like asking how long is a piece of string, to which I reply,

'As long as it is . . . '

Post your quotes and we can tell you if it sounds in the ballpark or not. As said though, it would all be guesswork as we haven't seen the job. It would usually take me a couple of days to work out a price for a job like this, including surveying the property, phoning suppliers, working through pricelists etc.
