Flues in void Inspection hatches

I am interested to find out what inspection hatches are to be fitted for flues in voids i.e size min 300x300 as Tb008 but what i am finding is there is a big difference in the quality in the hatches i.e ebay £14.99 for cheap plastic lockable hatch or fire rated ones which can cost up to £75.00,obviously when quoting this has a big impact especially if there is multiple hatches to install.so i am interested to find out what hatches are being installed and where sourced from and how much these are being charged at to install.

its an interesting point, do the regs say anything about the hatches having to be air tight or anything
 
I asked gas safe the same question, the response was of you are going through fire rated plasterboard then use fire rated ie flats. If its just a box for hiding a flue then plastic will do.

It's building regs that apply, re maintaining a fire barrier between properties or escape routes.

House of multiple occupation (students) would be only fire rated hatches.
Houses over 2 storey would be fire rated on the 3rd and higher floors.
Flat conversions where the flue passes thro another property would be fire rated.

Hi I am new to all this gas work and had my gas safe inspection recently, I was categorically told that any flue passing though another flat was AT RISK and come December will not be acceptable. In this case the boiler was installed in the living room passing through the bedroom void above and out the roof, the bedroom has a lockable door and as such the inspector made me issue an at risk form and switch the boiler off as no carbon detectors were fitted.
Luckily we were only there for the hob I'd installed, and I had checked the flue through the hatch into the void.

you either didnt listen to what you were told, or you have been advised by an idiot, read TB008 edition 2 and keep yourself within the regs
 
I'm currently doing some inspections on behalf of Taylor wimpey homes and we are fitting the fire rated metal ones everywhere now and replacing plastic ones with metal. It's costing them a fortune. You should see the state of some of the flue installs we've found also :uhoh2:

There's 54 flats that we inspect about 15 of for various letting agents. Told them about these hatches when it was first announced and it's been a nightmare to be honest so come next year there's going to be a fe upset people!
