if a landlord does not do a safety in a 12m , he puts his/her tenants at risk . I did read in gsr magazine that some got done for not doing it .My question is who do I contact to get my landlord punished ?
Longstory short : they are trying to increase rent and I am not having that but at the same time we have been here more then 12m and no one has been here to check boiler .....we are trying to move out but at the same time I need to be able to strike back should they satrt getting funny about deposit we have pid when we moved in
 
i have been really busy with work and not had much time for forum but , got to say it starts too look like ARGOS catalog now

their are loads of landlords that do this i have had tennants pay me to do them as land lord wont ,

just contact the hse
 
They are probably waiting for you to do it 🙂

seriously though I can't see much happening to them as there are probably loads that are not done.
 
A tenant should have a new safety certificate when he rents the property (as most GSR installers will know)

I would withhold part of rent with letter of protestation to LL in order to "encourage" him/her to get the check done.

I'm a landlord and all my properties are done every year without fail

talk to local council hse dept, but you could end up looking fairly daft in court wninging its unsafe and you a gsr. I'd rather diy and bill the landlord for a service and llc thast way both of you would be happy

There is a page on the HSE website to report your LL . They will send letter then enforcement in way of a fine. You can take landlord to small claims court as he breeched ten envy agreement and the law!

If it gets nasty he's more likely to get into bother for touching it without permission as it goes all tit for tat
 
I ain't going to do anything really just want to have my cards ready to strike back so I can have a promt move out of the house ! We are going back to London
 
Are you saying that you have been renting a property for over a year and not had a copy of a CP12 for that property?
 
You surprise me Stan......you of all people know the requirements for a rented property to have a current CP12. I think i would just carry out a check for my own peace of mind and issue a cert to cover your own arris but not let the LL have a copy.

Do checks . Never issue a cert even to yourself. You are making a record of the fact u played on LL appliance
