Hi guys,

thought id share a problem im having at the moment on a nightmare job where the tenant is casually on drugs, screaming abuse at kids and me

working on a baxi combi 80 eco. hot water is fine, no problems at all. The central heating side however just isnt playing the game. the burners come on for a second then go off then few seconds later it trys to light again with a bigger gulf of flames but goes out half a second later.

iv tried to adjust the minimum burner pressure but doesnt make a difference.

i know the water comes on at full rate straight away so i thought by changing the minimum pressure on the gas valve that it might rectify but no joy.

Have any of you fellow engineers came across this fault? should i go about changing the gas valve? not sure of many more checks i can do. as i say, other parts are working fine as hot water mode works fine.

need help asap

thanks people

I would walk away from the job personally if the customer was shouting at me, I don't go to work to put up with that.

lads if it was that easy, believe me i would have. basically most of my work comes from the same landlord, he has large portfolio and me and my business partner are now his "go to guys" with all plumbing, heating and gas work. Thing is, most of his properties are in the worst areas hence how he bought them cheap at auction, and they are rented out for asylum seekers or DSS or for a company that rehouses offendors or people who have been abused or have mental health issues. He has contracts with companies in those sectors to provide housing. so to cut a long story short, we always seem to be in these tense predicaments with the tenants ranting and raving at us and what not. This one tenant is always high as a kite off crack (iv been told) and she is just off her head, i was on the phone to baxi today at 5.45 trying to get advice and she started screaming at me saying now her hot water has gone off aswel, i wasd trying to calm her down all the time whilst trrying to explain to the guy on the phone what was going on. It was crazy and my patience was tested to say the least. Even when i told her the hot water wont be hot as i was working on the boiler and had my head inside it so it wasnt ideal for me to have the hot water available at this exact moment, she didnt understand and assumed id made it worse. anyways, id love to pack up my tools, tell her to frig off and go home like i should have been by 4 0 clock on a friday, but the landlord would 100% seek the service elsewhere, iv been informed of this by his office employees in the past with similar sceanarios, its just not an option as we need the work so got to take the good with the bad! im thinking of going out with new gas valve monday and hoping i survive haha
if gods willing, and you knowledgable chaps help me, i might be able to remedy this pain in the bum fault!!

her crazy off their head kids started fighting in the room and sent the screws from the boiler case and combustion chamber awol also, its a house from hell, really is! last time i was there replacing fast blow fuses she had just been burgled and me and my partner helped patch her back door up and refit locks but she obviously doesnt remember the crazy cat. That was at 7 on a saturday!! we were only meant to be there for 30 mins! ended up waiting hours for police to arrive, etc. anyways thats enough about me and my stories of strange tenants, im sure you all have many a tale. private jobs where people phone for your service just arent like that, its always the landlord/tenant jobs which go abit mad IMO.
seem to have a tale everyday, bore my girlfriend to sleep every night with them. works a treat

hope youve got all you hepatitis jabs if thats the environment your in, personally I'd not put myself in that position, not worth the money, lifes to short as it is.

walk away and make a call, drugs around kids is a no no,i know i may cause a fuss about a differant subject but i dont care, there scum, sorry but its a subject that really gets my bk up

i do actually, from recent trip to thailand, and i know what you mean but without the work im on the dole so got to take what comes, im always very careful and i must say the majority of the houses arent frequented by drug addicts, just erm , lets say, not the most ideal places to work in

ptr080 mate there was 2 kids knocking seven shades out of each other and another little kid who i think has learning difficulties as i was asking her how school was and she seemed abit puzzled the poor thing, well she was walking round naked and the mum was about to give her a bubble bath, hence the need for hot water at that particular moment!! i felt so sorry for the little girl, not the other two, one was trying to rob my hammer and hit his brother with it and the other one was screaming. product of their environment. so sad

baxi boilers are very good boilers , im afraid the boiler has beaten you !!!!!!!!! If you are around the huddersfield area i would come out and fix it .

im going to see what monday brings and how it goes, hopefully the situation will be more laid back, the 2 times iv been there have been saturday evening and today (friday afternoon) maybe shes abit calmer during the week. just so hope i can fix this fault easily and get out of there hastily

im never beaten, always learning. i will be back out there on monday and i will get to the bottom of it. just after abit of advice to spped up the process. and no im not in huddersfield
