Got this message from the landlord who owns a house near me.

Hi Paul. Hope you are well and not hanging too much after the pub crawl as you know our tenants have moved out and they are claiming that there was a leak from the bath which seeped through to the bedroom carpet and because they did not have heating for a lot of the time during their 2 years there the damp ruined the carpet. From memory I think you maybe fixed the heating three times and found d the source of the problem the last time. Would it be possible for you to confirm how many times you went there and also just to confirm that although they had a few problems these were fixed and they had heating for all of the time except when the problem arose - obviously they may not have had heating when you went there but to my knowledge that would have been the only very short periods of time. Hope that makes sense!! Unfortunately we are time constrained and if you could get back to me soonest I would really appreciate it. Thanks Paul

Hi lyn
The heating has nothing to do with a leak from the bath.
The heating was once off for two days when the pump housing leaked.
Other than that, they had a problem with the thermostat. until it was changed it had a mind of its own. But It it still worked.
They should have reported the leak.

Hi Paul. Thanks for your quick reply. We know that the heating g had nothing to do with the leak but she is claiming that if the heating worked the carpet would have dried without being marked and I need to have it confirmed that they were not without heating for any prolonged period of time. Silly woman is also saying lack of heating caused window blinds to fall down!!!
 
I don't get why tenants don't report things as it's not them paying for it!
 
Don't talk to me about tenants,

I rent out a house and tenants all want to be pals and mates give it a few months after they have wrecked the house they get gobby as.

Mine moved out last week after breaking the 6 month contract only 3 months in . i said to her you've broken the contract so i will apply to keep your deposit instead of claiming full rent that is owed , she agreed.

She moved out on a thursday and had new tenant to move in on the saturday , she set the date time of moving out and the day before she asked to stay another day because she had nothing packed!!! I said i have new tenant moving in so she can't stay because its going to cost ,so she was stuck with her date .

Anyway i go up to get the keys and she asks for her deposit back because i was making money on another tenant moving in .She claimed i was out of order making money lol , i just stated fine will write you a cheque now for your deposit but will take you to court for 3 months of rent you still owe.

Well keys thrown at me and called all the names under the sun ,

legally you cant keep deposits in lieu of rent now, especially as you havent lost any rent in the first place, you could be in a world of hassle if the outgoing tenant takes you to arbitration
