I recently bought a new house and have had nothing but problems with the heating. The boiler is a Warmflow Combi 70/90 and when it is warm the pressure is sitting just below 3 bar, always over 2.5 bar. I have been told this is too high.

There is also hot water constantly coming from the pressure release valve (red tap thing) at the top of the tank and the water from the taps in the house looks like radiator water, it's brown and dirty looking.

The butterfly tap on top of the boiler for increasing pressure was in the on position and the pressure was off the gauge. I had to replace the gauge today as it had blown.

I'm not a plumber so have limited knowledge, I replaced the gauge and turned off the butterfly tap on the advice of a boiler repair guy I called this morning.

Do any of you have any idea what the problem would be and potential repair costs?

Budgets are tight as you can imagine after buying our first house so we're really panicking at the moment Any help would be appreciated.
 
Drain off water through a radiator with a bleed key and get pressure down to one bar.
See if the gauge rises if it does it could be faulty air pressure relief valve or expansion vessel or heat exchanger which it may be if your water is dirty through hot tap. Hence could be mixing.
 
The butterfly valve being left open has kept the pressure in the system at too high a level. It should be at 1-1.5 bar when cold. As a result the pressure relief valve has been operating at 3 bar and will need replacing. The dirty water from the taps is a bit more of a problem,it means that the heating system water is mixing with the hot water. It's probably the plated heat exchanger that is the problem,that's the silver rectangular box on the right hand side of the the boiler. The boiler needs to be checked over by an OFTEC engineer to see if any other damage has occurred.

Hard to say how much it will cost without an inspection, the plated heat exchanger is around £150.
 
its possibable that the butterfly valve being open has allowed heating water into the main see if water clears with the valve shut and the chrome flexi removed
 
thanks for your help guys I got it sorted today. The heat exchanger and the pressure vessel were both knackered. Have a new problem with the motorised valves in the house now but I'll start a new thread for it, I'm starting to think this will never get sorted 🙁 every time one thing gets fixed a new problem arises.
