Full of cold, feel like crap and had four places to go.

1st visit, only 6 miles away. Been recommended, they had a leaky radiator valve and didn't know how to use their heating system. Oil heat only plus massive stove, connected through a twin coil vented cylinder. Stove heats hot water great but once the pipe stat kicks in the pump to circulate through the heating it draws the heat out of the cylinder as well. They couldn't understand why only the rads downstairs worked, but that was something to do with the trv's being turned off upstairs. Going back to replace three trv's, the automatic bypass that's stuck wide open and the programmable room stat mounted 18" above the oil boiler. Bit more investigation on how the stove is tied in as well.

2nd visit, only 5 miles but opposite direction. Boiler service. Worcester Camray 5 years old and not been touched since installed and not working. Cleaned it all out but didn't have my angle grinder to sort the baffles out. House is empty and up for sale so no rush. But cust wants cd12 as they might decide to rent.

3rd visit, half an hour in the wrong direction to look at pricing up a boiler move and oil tank move. Oil tank is in a blockwork outbuilding, old holey steel tank. They want new bunded tank at side of garage another 20 metres away. No problem. Then it's can we move the boiler from it's outside shed into the utility room. 19 year old Worcester danesmoor, they hadn't even moved into the house or started the boiler. Fired her up and sounded like a Chinook helicopter coming to life. Runs well but bloody noisy. Managed to persuade them that moving a 1994 boiler from a little outside shed into a single story utility with a bitumen felted roof is not a good idea. It should be left alone and when it dies replace it with a proper external unit.

4th visit and actually glad I had a cold as I couldn't smell anything. Less than 1/2 a mile from home and glad I was heading in the right direction. Poorly draining kitchen sink. Pulled trap, all ok and then went outside and shot the hosepipe up it and got a bit of gunk oit of it. Back inside and stripped out the pushfit fittings 4 elbows and about a foot of pipe. It weighed a ton. Into a bowl of hot water. It looked like somebody had shat in it. Nice.

Also managed to squeeze in picking up a 8" x 4" oak sleeper that tomorrow will be transformed into a set of legs for a slipper bath.

I also had four jobs. 3 were fine. One of them was one of those old vailant combis and the dirtiest house. Every room was a bedroom. I felt sorry for the one with a bed in the conservatory.

Prv had gone, also other leaks in boiler. Leaks on rad valves. When I filled system and bled rads the water coming out the top was orange with rust.

Had to try to explain to tenant how to use filling loop an improvised international language of facial expressions and waving hand gestures.

Needs a whole rip out. Boiler hasn't been serviced since 95 when it was made by looks of it. All rads and valves want replacing. The first thing needed is obviously a cp12.

Going to have a sit down with landlord and break the bad news.

Ill probably get told to repair boiler, fix leaks on valves and do landlords cert. he will change rads when they blow

Even the toilet handle was broken and you had to stick your hand into cistern to flush.
