got a job on tommoz for a customer. now its for a letting agency and I know the tenent has been refusing to pay rent as until the fault is rectified.. So given my diagnosis and put my price in. The landlord says thanks and all ok but im a bit worried as no docs signed and if the lettin g agency aint receiving no cash from the tenent, will I receive money if it still dont work? put a few disclaimers but nothing that would help me out
 
Make sure you get a confirmation to commence the work In writing either by email, fax etc & the price agreed for the works. Tell them it's standard practice &this should cover you if you have to battle for your £££.
 
It's fair to expect tennants not to pay the agency/landlord until something is fixed, especially if it was promised ages ago. This, though, shouldn't have anything to do with your contract which will be between you and the agency/landlord. It's not your problem if they aren't being paid.

Good advice by Mikimac though. For my part, I prefer to go on trust, even if I have to wait a while for the money (which usually I don't.) I do this because I feel it makes me more approachable, especially for a "Could you do us a favour" type of job, rather than having to go through a small contract procedure. This then often leads to more major jobs being given without any difficulty and a cross examination process before I am given the job.

Your choice. If, however, the tennant was paying me (which they don't so hypothetical) I'd walk away from the job.
 
You are correct that if no money in the pot ,agents will not pay,if cost of works not to much,ask for e mail confirmation from l/l only not agent
If large amount involved,would get l/l too transfer monies to agent to allow payment of invoice when presented to agents

Just explain reasoning as you have here,sometimes if property managed .you will find agents carry a float on the property and this may cover your costs even though no rent collected

Take what tenants say with a pick of salt,they are on a very dodgy wicket if they start withholding rent ,even if they think they have good reason,often legally they are the one at fault

I have done loads of work for estate agents ,good bad and ugly. The way most work is when the rent is paid each month you get paid straight away direct into your account is best , None of this cheque in the post rubbish. I have never been knocked by any of them but some of them can be a pain to work for .like dropping keys off and collecting them etc etc
