Hi all,

just looking for thoughts really on a project.
Im not saying money is no object but customer wants to do it right.

Father in law has come into a little money and is looking at buy to rent.

What seems to be popular in our area is buying a big house and letting by the room to professional types who may only be there 4-5 days a week.

He has found a house with the potential for 8 let-able rooms and 5 shower rooms no baths, standard type kitchen large gas range.
Mains is currently very small and would be upgraded.

So to list:
5 showers to be used by a minimum 8 people at least once a day
At least 17 rads dependent on how we create "living space"

my thoughts are large system boiler with at least 2 unventeds in tandem.
due to the proximity of other properties solar is not an option.

I was just curious if anyone had any other thoughts. I'm up for making this quite experimental if the options are there.

i only thought mixers as I've worked for a landlord who has 7-8 of these properties that I've worked in and he says that his tenants like it to be of a certain standard and a proper home from home. All his places I've seen are immaculately decorated and really well maintained. Again, not saying that money is no object but it's all done properly without a bodge in sight.

Ah, I see. If your going for high end I get it. But if it's your usual, the landlords a millionaire and I'm going to spend some. It would be electric showers.

If I was renting somewhere "high end" I would expect an ensuite in my room. not sharing 5 between 8.

I agree about the leccy showers. If quality is desired, then push the boat out and have Mira Sport thermostatics. I happen to know a bloke who has a shed-load of them... 🙂

I wonder who that might be Ray. :smile: does anyone have any thoughts on the heating / DHW side?
 
Ok hypothetically if we did the same no of showers as rooms how would people address it. :smile: to be honest I'm with your way of thinking but father in law just sees pound signs for number of tenants.
 
I thought zone per room. Really nice touch Simon. I'm going to write out a list of suggestions

I have read your post carefully and you really need to be so aware of all the regulations regarding multiple occupancy buildings as they are right now. You are entering a minefield

The future is bleak for small players - like 1-5 props the new regs will wipe you out.
Insulation thermal performance proper boilers etc are all going to be essential
and quite rightly so.

So many ways you can go about it , CHEAPEST n QUICKEST, big floor standing combi and electric showers done jobs a good one,

Or system boiler with 2 pressurised hot water tanks one on each level to spread load , and have them feeding seperate outlets, and having a mix of electric showers and mixers,

Or you could put in 2 systems one on each floor either a combi for each floor with elect showers or a system boiler and hwc on each floor BUT have them linked up But isolated so if one was to break down you simply open valves and link up so one does all just for a day or 2 till you get other one fixed, (just a thought)
 
Youl have to have it set up in such a way that it suits all in the property, plus certain regs in rec areas , kitchen , communial showers, fire escapes etc etc
 
Tbh, I'd let him tell you what he wants. Then if it all goes **** up he can't blame you.

What my mate had done was build an external boiler house nothing special but at the rear of the house just upvc feather edge and timber some doors and a bit of kingspan.

2 system boilers zone per room, and 1 for the communal. 2 santon premier plus cylinders in the boiler room with secondary circulation. Then shower room in each room. It's mainly let to northerners down working the week on the power stations but it's always let
 
Cwsc boosted cold and three logic 30s hooked up to two ACV sle plus 300's and zoned rads and a communal zone. But u need to insulate lots
 
I have been to few jobs , where land lord had exactly the same lay out . Up to 10 rooms and few bathrooms !
They all had a 300L unvented with large size system boiler and boiler set to heat water 1h before rush hour of showering in the morning and run up to 8am ! Then evening from 5/10pm .
they never had a complain to never had enough water !
If you do this just fit twin coil UHWC and run primary to cylinder in 28mm also , hot water distribution in 28mm
 
For UHWC make sure there is 32mdpe and 2/3bar working pressure at test point when you have 1 other tap open and you will be ok
