I have a Baxi combi 80HE plus. I have no hot water or heating, the flame failure button is lit up red, and the burner light is green but flashing, the interdiction Manuel said to reset it, tried that lots of times but it doesn’t do anything, it said that it’s low presssure as it was at 0.5, I have re pressurised it and it went to 1.5 which manual said is good pressure but everything is still flashing. Anyone know how to fix this? Will be calling landlord tomorrow about it, but it’s very coldwith no hot water or heating
 
Try turning it off at the switch eg 0 and leaving it for 5 mins then turn it back on to hot water and heating
Just tried this and there were no lights on just the normal green one, and then I waited a bit and now they’re flashing red again

Phone landlord now, why wait till morning?
We use the letting agency they manage all repairs etc, they’re closed on the weekends, nobody is there to pick up phone

Make sure you get an out of hours number from them. Letting agents take a decent %, least they can do is to have an emergency contact. Loss of heating and hot water is an emergency situation. Likewise lack of power, water pouring through the ceiling.

i don’t think they have one, I just know they don’t Work Weekends. They said that they will only answer the phone during office hours. Yes I have emailed them and will be calling if they don’t respond first thing, and hopefully they can get someone out tomorrow. When the taps and oven broke last time they just got the plumber totext me when they were coming to fix it, so supposethey’ll do the same tomorrow

What's in your tenancy agreement with regard to emergencies?

I know it doesn't help you this time but going forward not being able to contact anybody in an emergency from 5pm friday until 9am monday is extracting the urine. Landlord may be interested to know that their is potential for his investment to be severely damaged in an emergency and you not being able to contact anybody.

If resetting doesn’t work, it would suggest an internal component fault. The lights flashing red,still the same one’s? You definitely have gas?
 
Do you have a pre payment gas meter ? check you have credit and a supply of gas ? , i went to a boiler breakdown once and all it was the gas isolation valve at the meter had been knocked and switched off under the stairs, if your boiler has worked and only gone to fault through a pressure fault then a GSI will need to call best of luck . Kop

just had a look, cant see anything about emergencies, only saw about repairs but it doesnt mention anything about boilers etc. we move out next week, but yeah when we move to new place im going to ask for the numbers of the electrician and plumbers etc so i can just contact them. i emailed letting agency last night and they replied today asking if the problem is still there so i said yes, and said can you get someone out today, that was at 9am, no reply since, have called two times also and no one answers.

our hob is electric, and our heating is gas central heating, so i think that means we have no gas if its not working, yes the light is flashing red so it says thats a error, and then the one below it, the flame is flashing green. i switched it off all night to see if that would help, but the only thing that changed was that nothing flashes until you try to turn heating on, or run the hot water tap, then it just goes to flashing again.

no, we dont have the prepayment one, i submit meter readings once a month and they just take out how ever much we used that month.
 
plumber came out on tuesday, said the fan was broken, needs a new one, asked how long and he said he will total up the cost, send it to letting agent, then as soon as he agrees he will order the fan and can come the next day. so wednesday I texted the plumber and asked if there was any news on the boiler. he still hasnt responded. It was quite quick last time, when our taps broke, he agreed within the day and came out a few days later. on Thursday I messaged the agency seeing if it had been approved and I haven´t heard anything from either of them. So we just bought a heater and have been using kettle for hot water. We are moving house tuesday, its with the same agency, so will be mentioning how its not very good that we were left without heating or hot water for over a week. They are selling the house so its probably landlord doesnt want to pay out money when we are leaving next week.

Thanks for the update Lucy. It does seem like they don’t want to spend the money, but good luck to them selling it. Unless they wait for you to move out and repair or replace then?
